Lead High-Impact Commercial and Mixed-Use Projects

Job Overview

  • Company: Blackline Design + Construction.
  • Salary/Pay Rate: $115,000 - $125,000 (based on experience) per year plus Year-End Bonus.
  • Location: St. Louis, MO (In person).
  • Job/Employment Type: Full-Time.
  • Schedule: Monday - Friday.
  • Project Types: Adaptive reuse, historic renovation, commercial interiors, mixed-use developments, and specialized facilities (including nonprofit and ag-tech projects)
  • Typical Project Size: $2M-$15M
  • Mandatory Licenses & Certifications: None Required.

Why This Role Is Different

  • Direct client interaction with ownership groups from pre-construction through completion.
  • High-design, complex commercial and mixed-use projects.

The Opportunity You will serve as a senior leader within a design and client-focused commercial builder, overseeing the full lifecycle of unique projects from preconstruction to final completion. This role offers the autonomy to take true ownership of your work within a collaborative environment that values expert guidance and client focus over micro-management. You will own projects from pre-construction through closeout, serving as the primary point of contact for clients and consultants.

How You Will Make an Impact

  • Lead projects from preconstruction through closeout, with full responsibility for budget, schedule, and client satisfaction to ensure high-quality project delivery.
  • Coordinate comprehensive project schedules and manage critical path activities to anticipate and resolve potential delays.
  • Influence project profitability by developing detailed budgets, monitoring financial performance, and identifying value engineering opportunities.
  • Serve as the primary client-facing leader, building strong relationships with ownership groups, architects, and consultants.
  • Oversee subcontractor procurement and performance to maintain strict alignment with scope, schedule, and quality standards.
  • Mentor and lead diverse teams of site superintendents and project engineers to foster a results-driven culture.
  • Mitigate project risks by implementing effective safety strategies and ensuring compliance with OSHA and local codes.
  • Drive project strategy, including preconstruction planning, value engineering, and design coordination.

Required Qualifications & Experience

  • Minimum of 8+ years of experience in construction project management, specifically within a General Contracting environment.
  • Proven leadership ability managing commercial, multi-family, or mixed-use projects concurrently.
  • Technical proficiency in construction methods, contract negotiation, and regulatory safety requirements.
  • Advanced software skills with construction management tools such as Procore, Bluebeam, or MS Project.
  • Exceptional organizational skills with a demonstrated history of maintaining accurate project documentation.
  • Demonstrated experience independently managing projects and client relationships.
  • Experience leading projects independently from preconstruction through closeout.

Preferred Qualifications & Experience

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related technical field.
  • Experience working in a client-focused firm providing deep levels of technical expertise and advice.
  • Demonstrated success in conflict resolution and building long-term relationships with ownership groups.

Compensation & Benefits

  • Competitive annual salary with bi-weekly pay cycles.
  • Year-end performance bonus eligibility.
  • Comprehensive medical, dental, and vision insurance.
  • Retirement savings program with employer match.
  • Paid time off
  • Monthly phone and fuel allowance plus access to a company vehicle.
  • Paid professional training and certification opportunities.
  • Regular company events and a collaborative team culture.
