Job Description

The Roofing Supervisor leads day-to-day roofing field operations, overseeing repairs, preventative maintenance, and in-house roof coating projects while managing Yardi work orders. This role ensures all work is completed safely, efficiently, and in compliance with company standards, warranties, and OSHA requirements. The Roofing Supervisor provides hands-on leadership to Roofing Leads and Technicians, maintains strict oversight of materials and equipment, and supports the Roofing Manager with roof inspections, reporting, and performance analysis.

Responsibilities

  • Direct and supervise roofing repairs, maintenance, and coating projects to ensure safe, efficient, and high-quality completion.
  • Manage and prioritize Yardi work orders, including dispatch, tracking, and communication, to ensure timely response and completion of roofing tasks.
  • Lead, train, and support Roofing Leads and Technicians, providing clear expectations, coaching, and accountability for performance and safety.
  • Conduct detailed roof inspections, provide accurate condition assessments, and identify vulnerabilities that require repair or preventative action.
  • Implement proactive leak prevention strategies and support the Roofing Manager with inspection reports, scopes of work, and analysis.
  • Order, track, and manage roofing materials and supplies to ensure crews have the resources needed for scheduled work.
  • Oversee the use, care, and inventory of roofing equipment, tools, and vehicles to maintain operational readiness and safety.
  • Enforce safety compliance with company policies and OSHA standards, including conducting regular jobsite safety inspections and addressing hazards promptly.
  • Inspect projects during and after completion to verify scope, warranty, and safety compliance, and ensure consistent workmanship quality.
  • Monitor production metrics for roofing repairs, maintenance, and coating projects, and recommend and implement process improvements to increase efficiency.
  • Review and approve timecards in HRIS and timekeeping software, ensuring accurate recording of labor hours and job allocations.
  • Maintain accurate documentation of job progress, labor, materials, and project notes for each work order and project.
  • Assist the Roofing Manager with warranty documentation, reporting, and performance metrics related to roofing operations.
  • Provide regular updates to the Roofing Manager regarding project status, issues, and resource needs.
  • Coordinate with property management and tenants to schedule work, minimize disruption, and address concerns related to roofing activities.
  • Act as the main point of contact for Roofing Leads and Technicians regarding scheduling, expectations, problem resolution, and field support.
  • Use Microsoft Excel and Word to create basic reports, logs, and documentation related to roofing projects and performance.
  • Use Microsoft Outlook to manage communications, schedule inspections, and coordinate work across multiple locations.
  • Utilize smartphones to take jobsite photos and send images via email or text for documentation and communication purposes.
  • Interpret basic blueprints and project documents to understand scopes of work and ensure proper installation and repairs.
  • Support project management activities such as change orders, estimations, and coordination of roofing-related construction tasks.
  • Ensure proper installation, repair, and waterproofing of roof systems, including EPDM, TPO, PVC, Modified Systems, Roof Coatings, Flashing, Built-up Systems, and BUR.
  • Apply strong technical diagnostics to identify and resolve roofing issues across various commercial and industrial roof systems.
  • Promote a customer service–oriented approach, ensuring responsive communication and professional conduct with internal and external stakeholders.
  • Work hands-on as needed, using hand tools and power tools to support crews and ensure work progresses according to schedule.
  • Travel to various properties within the portfolio to oversee field operations, inspections, and crew performance.

Essential Skills

  • At least 5+ years of experience in commercial roofing, including a minimum of 2+ years in a supervisory or leadership role.
  • High school diploma or general education degree (GED); and three to five years of related experience and/or training, or an equivalent combination of education and experience.
  • Extensive knowledge of commercial and industrial roofing procedures and safety practices.
  • Strong technical knowledge and diagnostics of EPDM, TPO, PVC, Modified Systems, Roof Coatings, Flashing, Built-up Systems, BUR, Single Ply systems, and waterproofing techniques and products.
  • Experience assisting with roof condition inspections and implementing proactive leak mitigation strategies.
  • Proven ability to manage multiple crews while maintaining consistent quality, productivity, and efficiency.
  • Demonstrated skills in material ordering, equipment oversight, and safety compliance.
  • Proficiency with Yardi for work orders, dispatch, tracking, and communication.
  • Proficiency with Microsoft Excel and Word for basic reporting, logs, and documentation.
  • Proficiency with Microsoft Outlook for communication and scheduling.
  • Experience with timekeeping or HRIS software, preferably Paylocity, for reviewing and approving timecards.
  • Strong organizational and leadership abilities with a focus on accountability and productivity.
  • Working knowledge of roofing safety regulations and OSHA requirements.
  • Ability to read and work with basic blueprints and construction documents.
  • Basic math skills for measurements, quantities, and material calculations.
  • Ability to use smartphones to take photos and send images via email or text for documentation.
  • Ability to climb ladders and stairs safely and work at heights.
  • Ability to comfortably lift 40+ pounds repetitively and work on feet for long periods of time.
  • Ability to work in extreme environments, including hot sun, below-freezing temperatures, and confined or tight spaces such as crawl spaces.
  • Valid California driver’s license with an acceptable driving record that meets company insurability standards.
  • Strong communication skills, with the ability to coordinate effectively with crews, management, property representatives, and tenants.
  • Proven problem-solving skills in a fast-paced field environment.
  • Self-motivated, professional, and customer service–oriented approach to field operations.
