The HVAC Mechanic 3 is licensed and performs HVAC and building systems maintenance, repair work, and responds to the corrective needs of HVAC equipment, and system components.
Work location is Marine Campus - 4600 Rickenbacker Causeway, Key Biscayne
CORE JOB FUNCTIONS
1. Maintains up-to-date records on work performed and pending, and reports information routinely to appropriate managing staff.
2. Participates in applicable HVAC or safety training opportunities.
3. Reads prints, sketches, and diagrams to perform job functions.
4. Makes estimates and reports costs to management.
5. Maintains orderly work area and safeguards tools, equipment, and parts.
6. Trains staff on how to maintain and service equipment and related components.
7. Performs preventative maintenance and emergency repairs.
8. Assists in maintaining repair parts inventory.
9. Operates central chiller plant and air handling systems in an energy efficient manner, such that occupant comfort is provided at a minimum cost.
10. Adheres to University and unit-level policies and procedures and safeguards University assets.

Education:
High School Diploma or equivalent/relevant experience, certification or license
Experience:
Minimum 7 years of relevant experience required
Certification and Licensing:
Valid Journeyman license from Miami Dade County
Valid State of Florida Driver's License required

DEPARTMENT ADDENDUM
Department Specific Functions
  • Works under the direction of the Manager, Facilities and Operations, and performs the preventive maintenance program functions in a timely and thorough manner.
  • Performs coil cleaning and other HVAC maintenance/repairs, as prescribed by the Manager, Facilities and Operations, or designated representative.
  • Monitors and replaces defective parts of chemical treatment systems, as required.
  • Performs replacement and maintenance work of cooling tower fans, shafts, bearings, mechanical seals, motors, nozzles, piping and other HVAC equipment, as required.
  • Installs and maintains chilled water pumps and strainers.
  • Drains and cleans cooling towers.
  • Complies with all policies and procedures of the University of Miami. Adheres to all safety and environmental regulations.
  • Keeps thorough and up to date records on activities, HVAC and refrigeration. Provides all necessary maintenance and operations information on time.
  • Maintains and services all HVAC/refrigeration equipment and related components.
  • Performs preventive maintenance work on small, medium and large tonnage HVAC and other related systems.
  • Must ensure all TMA equipment data and records are updated.
  • Maintains central and outlying chilled water plant equipment, and all components of underground chilled water distribution systems. Performs daily inspections of chillers and heat exchangers for HVAC and cold seawater systems.
  • Monitors work performed by chiller service contract vendors and reports to supervisor.
  • Requests training as needed in the areas of responsibility.
  • Keeps to schedule and aids in the development of efficient planning.
  • Makes accurate estimates and completes work within the costs estimated.
  • Plans work and special preventive maintenance tasks.
  • Reads and interprets sketches, diagrams, blueprints and schematics for HVAC systems; studies drawings, OEM manuals and wiring diagrams of HVAC and related systems.
  • Communicates daily using a two-way radio to respond to work-related routine and emergency information.
  • Analyzes work orders, trouble reports and verbal descriptions and takes appropriate remedial action to correct problems.
  • Distributes shop materials; conducts and maintains inventories.
  • Maintains a neat and orderly work area, safeguards tools, spare parts and equipment. Ensures shop owned equipment is in proper working condition.
  • Inputs and works through the computerized maintenance management system.
  • Assures that work is performed to highest quality at the best competitive price within agreed timeframe.
  • Maintains Direct Digital Controls (DDC) Systems and calibrates appropriate instrumentation.
  • Other duties as assigned. (i.e. Hurricane preparedness, assisting other trades).
