This position is ideal for a driven, analytically minded professional who thrives in a fast-moving environment and wants to be part of building something. The Revenue Manager will own an assigned portfolio spanning NRP's national footprint - working across market-rate and affordable assets at every stage of the asset lifecycle, with a significant concentration in Texas markets including San Antonio, Austin, Dallas, and Houston. NRP operates its second headquarters out of San Antonio, and candidates based in Texas are strongly preferred, though the role extends well beyond Texas and will require engagement across NRP's broader national portfolio.

Key Responsibilities

Portfolio Management

Lease-Up Management

  • Visit assigned properties when leasing has commenced and the team is in place; explain the why behind the pricing to the team for effective selling
  • Host bi-weekly RPM calls for assigned lease-up properties
  • Lead frequent and intensive pricing reviews given the critical nature of the lease-up phase; cadence determined by Sr. Manager
  • Conduct daily RevIQ monitoring for changes; manage new lease and renewal pricing for all assigned lease-up assets

Stabilized Management

  • Host monthly RPM calls for assigned stabilized properties
  • Conduct frequent reviews to track performance against Revenue Plans and understand what is shifting in the market; cadence determined by Sr. Manager
  • Daily RevIQ monitoring; deep dive properties as needed when trends shift or goals are at risk; manage new lease and renewal pricing across the stabilized portfolio

Revenue Plans / Budgets

  • Build and maintain Revenue Plans for all assigned assets; keep plans current and reflective of actual property performance
  • Continuously evaluate plan performance against goals; identify where properties are drifting from their optimal revenue position and issue clear corrective recommendations to get them back on track
  • Work directly with RPMs to clearly communicate the rationale behind every strategic shift and ensure alignment on the path forward
  • Work closely with the Sr. Manager to evolve strategy for underperforming plans; study overperformers and identify what is working so lessons can be applied across the portfolio
  • Present best and worst performing plans at the quarterly Director-led team review meeting

Strategy & Goals

  • Execute on assigned team goals and deal strategy set by the Director and Sr. Manager
  • Elevate concerns and give feedback on progress in weekly meetings with the Sr. Manager
  • Attend all team and 1:1 meetings; keep agendas current and elevate wins

Operations

  • Handle and resolve help desk inquiries for assigned portfolio; escalate complex or systemic issues to the Sr. Manager
  • Execute assigned projects; ensure all software settings are correct and calibrated for assigned portfolio; maintain and audit RevIQ and revenue management software accuracy independently
  • Keep Monday.com boards and task management systems current and accurate

Key Reporting

  • Own all operational reporting for assigned portfolio; maintain Revenue Plan data and deliver performance updates to RPMs and leadership
  • Send weekly feedback surveys to all assigned properties to capture site team feedback; act quickly on concerns and opportunities identified
  • Apply current market intelligence to RPM and RVP conversations; deliver market context and pricing insights to ensure site teams and regional leadership understand what is driving strategy and what conditions are shifting
  • Ensure all notes, reports, and summaries are professional and executive-ready - outputs from this team are regularly shared with senior NRP leadership and equity partners

Education

  • Bachelor's degree in Business, Real Estate, Finance, Property Management, or a related field
  • Equivalent professional experience in asset management, revenue management, or property operations will be considered

Qualifications

  • Proven ability to work cross-functionally and influence without authority; this role regularly aligns Regional Property Managers, Asset Managers, Marketing Managers, and Community Managers around a shared direction and the right candidate is comfortable driving that alignment
  • 3+ years of experience in multifamily revenue management, asset management, or property operations; a combination of both is strongly preferred
  • Hands-on experience in multifamily site operations is a plus, though not required - candidates who understand how properties actually run will have an edge in this role
  • Deep analytical ability with a track record of using data to drive pricing decisions and tell a compelling story to operators
  • Entrepreneurial mindset with the ability to work in a building environment - this department is growing and the right person will help shape how it operates
  • Strong written and verbal communication skills; ability to distill complex performance data into clear, actionable guidance for site teams and leadership
  • Proven ability to manage competing priorities, work independently, and escalate effectively
  • High attention to detail and a process-driven approach to maintaining clean, referenceable data across systems
  • Familiarity with Texas multifamily markets, particularly San Antonio, Austin, Dallas, and Houston, is a significant advantage given the concentration of NRP assets in the region; comfort operating across multiple markets nationally is equally important

Systems & Technical Skills

  • Advanced Microsoft Excel proficiency required
  • Experience with one or more multifamily revenue management platforms strongly preferred; familiarity with RevIQ, Yieldstar, AIRM, LRO, RealPage, or similar systems is a plus
  • Familiarity with Yardi preferred
  • Proficiency with Monday.com or similar project and task management platforms preferred
  • Strong ability to synthesize large data sets and generate clear, actionable insights
  • Experience with data visualization and reporting tools is a plus
