The Real Estate Manager reports to the VP Showroom Development and will support the development of our showrooms through our comprehensive real estate processes.  The Real Estate manager will develop relationships with our brokerage teams, landlords, attorneys, and Executive Team to facilitate our showroom opening objectives.

How success is defined:

 
  • Partner with VP of Showroom Development to identify and prioritize our real estate strategy for a rolling three-year look-ahead.
  • Facilitate due diligence activities for site selection in partnership with the Showroom Development team, including coordination of vendors and property inspections.
  • Maintain and develop an excellent relationship with our National Brokerage teams to ensure a steady pipeline of opportunities is flowing our way.
  • Foster a strong relationship with potential landlords as deals start to take shape.
  • Assist with the development of Letters of Intent for real estate selection, ensuring our standard requirements are met.
  • Cooperate with the Finance teams to run P&L statements on potential deals.
  • Create concise and accurate Real Estate Committee presentations to submit to our investment partners.
  • Maintain a thorough database of data associated with every open showroom, showrooms under construction, deals being negotiated at lease, and ongoing LOI discussions.
  • Assist with reviewing lease documents to secure optimal deal terms.
  • Explore customer data and perform market analyses with Experian customer insights and Mosaic segmentation.
  • Works effectively with others in a team environment to accomplish organizational goals and to identify and resolve problems.
  • Demonstrate exceptional communication across all contact channels, including email, chat and phone.
  • Exhibits and adheres to the established Visual Comfort Company Values.
  • Must demonstrate commitment, dependability, punctuality, and adherence to agreed-upon schedule.
What you will bring: 
  • 5 years’ experience in Real Estate Management.  Retail Brand experience expected.
  • Bachelor’s Degree required.
  • Experience in Smartsheet a plus.
  • Experience with Buxton Consumer Intelligence a plus.
  • Exceptional organizational and time management skills, with a strong attention to detail.
  • Ability to prioritize and handle multiple tasks and changing priorities.
  • Must demonstrate maturity in judgement, commitment, dependability, punctuality, and   adherence to agreed-upon schedule as determined by manager.
  • Ability to achieve results both independently and through others by fostering a spirit of teamwork and cooperation.
  • Demonstrate exceptional communication across all contact channels, including email, chat and phone.
  • Profound understanding of the competitive landscape.
  • Highly analytical with strong problem solving, interpersonal, and organizational skills.
  • Excellent written/verbal communication and presentation skills
  • Ability to respond to and support with ancillary tasks as assigned by manager.

Compensation Range: $105,000 - $115,000
