Retail Real Estate – Lease Administration Manager
Location: Corporate Office, Jeffersonville, Indiana. (15 minutes out of Louisville KY)
This position reports to: the Vice President of Real Estate.
Shoe Sensation, Inc. is seeking a Real Estate and Lease Administration Manager to support our growing portfolio of approximately 250+ retail locations in 22 states. Position Summary
The Real Estate and Lease Administration Manager is responsible for the day-to-day management, administration, financial oversight, reporting, and compliance of Shoe Sensation's retail lease portfolio.
This position serves as the primary owner of the Company's lease administration function and is accountable for the execution, accuracy, compliance, and financial performance of all lease administration activities across the real estate portfolio.
The Manager is expected to personally perform and oversee the critical analyses, decisions, reporting, and administration necessary to manage the portfolio effectively.
Success in this role requires hands-on responsibility for lease interpretation, payment administration, financial analysis, landlord communications, critical date management, reconciliations, audit support, portfolio risk identification, and executive reporting.
The Manager works closely with the Vice President of Real Estate, Accounting, Legal, Construction, Facilities, Field Operations, and Executive Leadership to ensure lease obligations are understood, accurately recorded, and fulfilled in a timely manner.
What Success Looks Like
The successful Real Estate and Lease Administration Manager will:

Maintain effective oversight of the company’s lease portfolio.
Ensure lease records, financial schedules, and critical dates are accurate.
Identify portfolio risks and financial opportunities before deadlines are missed.
Provide timely, reliable information to executive leadership related to lease administration.
Resolve material landlord disputes and reconciliation issues.
Establish an effective review structure for work performed by the Real Estate Coordinator.
Ensure the department can support the company’s existing portfolio and continued growth.
Required Qualifications

Bachelor’s degree in accounting, finance, business administration, legal studies, or a related field, or an equivalent combination of education and relevant experience.
Five or more years of experience in commercial lease administration, retail real estate, commercial property management, accounting, contract administration, or a related field.
Experience reviewing and interpreting commercial leases, amendments, and related legal documents.
Experience with rent calculations, landlord reconciliations, financial reporting, budgeting, or lease audits.
Strong analytical, critical-thinking, organizational, and problem-solving skills.
Demonstrated ability to independently manage multiple priorities and critical deadlines.
High level of accuracy and attention to detail.
Strong written and verbal communication skills.
Ability to communicate effectively with landlords, executives, and cross-functional teams.
Advanced proficiency with Microsoft Excel and proficiency with Word, Outlook, and PowerPoint.
Preferred Qualifications

Experience administering a large, multi-location retail lease portfolio.
Experience with LeaseQuery or another lease-administration system.
Working knowledge of ASC 842 lease-accounting requirements.
Experience with percentage rent, common-area maintenance charges, real estate taxes, insurance escrows, co-tenancy provisions, and tenant-improvement allowances.
Prior supervisory or team-lead experience.
Experience identifying lease savings, credits, reimbursements, or contractual remedies.
