Job description

Position Summary

The Warranty Service Technician serves as the primary field representative for Value Built

Homes after homeowners take possession of their new home. This position is responsible for

inspecting warranty concerns, performing minor warranty repairs, documenting findings, and

providing exceptional customer service during each homeowner visit.

The Warranty Service Technician is typically the first company representative homeowners meet after

closing and plays a critical role in reinforcing the quality, craftsmanship, and reputation of

Value Built Homes.


This is a hands-on field position. Scheduling appointments, processing warranty requests, and

coordinating subcontractors are handled by the Warranty Coordinator.


Essential Duties & Responsibilities


Homeowner Service

• Conduct in-home warranty inspections as assigned by the Warranty Coordinator.

• Professionally greet and interact with homeowners during warranty visits.

• Listen carefully to homeowner concerns and answer questions regarding home performance and

maintenance.

• Clearly explain warranty coverage and repair expectations.

• Educate homeowners on routine home maintenance and seasonal home care.

• Represent Value Built Homes in a professional, courteous, and respectful manner.


Warranty Inspections

• Inspect reported warranty concerns.

• Determine the cause of construction-related issues.

• Identify warrantable items based on company warranty standards.

• Document findings with photographs and written notes.

• Report repair recommendations and findings to the Warranty Coordinator.

• Identify recurring construction issues and communicate quality concerns to management.


Warranty Repairs

Perform minor warranty repairs including, but not limited to:

• Drywall crack repairs

• Nail pop repairs

• Texture matching

• Interior paint touch-up

• Door adjustments

• Cabinet adjustments

• Trim repairs

• Hardware replacement

• Caulking

• Weatherstripping replacement

• Window adjustments

• Minor flooring transition repairs

• Grout touch-up

• Minor siding and exterior trim repairs

• General punch-list items


One-Year Warranty Service

Perform scheduled one-year warranty service visits, including:

• Drywall crack repairs

• Nail pop repairs

• Paint touch-up

• Interior trim adjustments

• Door adjustments

• Cabinet alignment

• Cosmetic settlement repairs

• Final walkthrough with the homeowner after repairs are completed


Quality Assurance

• Identify recurring workmanship issues.

• Report construction defects and trends to management.

• Help improve construction quality by identifying opportunities to reduce future warranty

claims.

• Maintain company quality standards through thorough inspections and repairs.


Qualifications

• High school diploma or GED required.

• Minimum of three years of residential construction experience preferred.

• Experience in drywall finishing, trim carpentry, painting, and general residential

repairs.

• Working knowledge of residential construction methods and materials.

• Strong customer service and communication skills.

• Ability to work independently with minimal supervision.

• Valid driver's license with an acceptable driving record.
