We are a growing real estate company seeking a dependable, organized, and hands-on Maintenance Coordinator to oversee maintenance operations for a portfolio of over 600 rental homes across the Kansas City metro area. This role combines leadership, fieldwork, and administrative organization to ensure our properties are well-maintained and our residents receive excellent service.


You will lead a team of six maintenance professionals, coordinate with vendors, and keep our maintenance department running smoothlyboth in the field and within our property management software, Rent Manager.


Key Responsibilities

Maintenance Operations

  • Assign, prioritize, and manage all maintenance service orders across 600+ rental units.
  • Perform general maintenance and preventative repairs as needed.
  • Conduct, schedule, and organize routine unit inspections.
  • Work with contractors and vendors to complete repairs efficiently and cost-effectively.
  • Support the renovation team to prepare units to be rent ready.


Team Leadership

  • Lead, support, and coordinate a team of six maintenance technicians.
  • Provide clear communication, expectations, and troubleshooting guidance.
  • Manage the on-call rotation and participate in after-hours maintenance when needed.
  • Maintain a clean, safe, and organized shop/warehouse environment.
  • Promote efficiency, reduce waste, and uphold company maintenance standards.


Administrative & Software Management

  • Keep our property management software(Rent Manager) fully updated with accurate work orders, notes, photos, and documentation.
  • Organize inspections, maintenance schedules, and follow-up tasks within the software.
  • Ensure all work orders are properly entered, assigned, monitored, and closed out.
  • Track maintenance-related expenses, bill backs, and vendor invoices in Rent Manager.
  • Run reports and use software tools to keep the maintenance department organized and accountable.


This position requires someone who is not only skilled hands-on but also consistent and dependable with administrative organization.


Resident & PM Team Communication

  • Provide clear, courteous communication to residents regarding maintenance expectations and scheduling.
  • Collaborate with the property management team to address concerns, bill backs, and property condition issues.
  • Uphold a high level of professionalism with all residents, team members, and vendors.


Required Qualifications

  • Strong, well-rounded knowledge of home and apartment maintenance.
  • HVAC certification (or significant HVAC experience).
  • Working understanding of plumbing and electrical systems.
  • Valid drivers license and reliable transportation.
  • Smartphone capable of taking and uploading photos; ability to work from both phone and desktop.
  • Basic hand tools and ability to lift heavy materials.
  • Ability to pass a background and criminal check.
  • Willingness to work throughout the Kansas City metro area.
  • Strong administrative and organizational skills required.
