Job description

Overview

This position is responsible for centralized leasing activities and for delivering consistent, compliant, and efficient leasing practices across all properties to meet occupancy, traffic conversion, customer experience, and resident retention goals. This position provides expertise, advice, and assistance to Property Management personnel in the implementation of marketing programs and services.

 


Responsibilities
  • Implement marketing and leasing strategies to achieve occupancy and retention goals, monitor leasing performance, provide recommendations to achieve occupancy goals, and implement initiatives to maximize occupancy and conversions rates.
  • Compile and analyze advertising data, monitor marketing source effectiveness, and make recommendations for optimization and to maximize return on ad spend.
  • Compile and analyze traffic data and provide recommendations to improve occupancy, prospect experience, leasing performance, and conversion rates.
  • Develop and facilitate marketing plans and provide support to property management to achieve associated goals. Assist with on-site marketing assessments as needed.
  • Manage and administer leasing and marketing software.
  • Develop and facilitate training and coaching programs to achieve occupancy, leasing conversion, and retention goals.
  • Manage inbound prospect inquiries from all marketing channels, including website leads, ILSs, social media, email, chat, and telephone inquiries.
  • Respond to prospects within established service level agreements, provide accurate information, and ensure timely, professional communication. Maintain accurate prospect records and activity documentation within CRM systems.
  • Qualify prospects, identify housing needs, schedule tours, coordinate appointments with site teams, and guide prospective residents through the leasing process.
  • Monitor lead pipelines to ensure all prospects receive timely follow-up and progression through the leasing funnel. Re-engage dormant prospects through targeted outreach campaigns and nurturing strategies.
  • Monitor and improve speed-to-lead, contact rates, appointment conversion, and lead-to-lease conversion metrics.
  • Execute structured follow-up programs utilizing phone, text, email, and CRM-based communication strategies and develop personalized follow-up approaches designed to maximize prospect engagement and lease conversions.
  • Track prospect interactions and identify barriers preventing progression to application or move-in.
  • Partner with site teams to ensure seamless prospect handoffs and consistent customer experiences.
  • Assist in developing and maintaining standardized workflows, handoffs, and operating procedures.
  • Assist in developing and maintaining policies, procedures, resources, and department communications.

 


Qualifications
  • Equivalent combination of training and experience equal to a bachelor’s degree in marketing or a related field.
  • 3+ years of multifamily leasing and marketing experience.
  • Strong working knowledge of Fair Housing and leasing compliance.
  • Proficiency with property management and customer relationship management software; Yardi, Rent Café, CRM IQ preferred.
  • Ability to analyze data, manage KPIs, and implement operational improvements.
  • Ability to adapt and remain effective in a fast-paced, evolving work environment.
  • Ability to respond quickly and professionally to changing priorities and business needs.
  • Strong communication and customer service skills.
  • Proficient in Microsoft Office, including Excel, Word, SharePoint, and PowerPoint.
  • Some travel is required.
  • Ability to communicate effectively verbally and in writing.
  • Ability to read and comprehend English.
  • Fluent in Spanish is a plus.
