Job description

Purchasing Manager – Residential Homebuilding


Seeking a Purchasing Manager to oversee purchasing and trade partner relationships for a single-family homebuilder. This role will manage vendor contracts, pricing, budgets, purchase orders, and options across active communities, ensuring homes are delivered on time, at target cost and quality.


Key Responsibilities:

  • Manage and negotiate contracts, pricing, scopes, and terms with trade partners and suppliers.
  • Source and qualify new vendors and benchmark local market pricing.
  • Maintain purchasing budgets, pricing matrices, allowances, and cost controls.
  • Manage purchase orders, upgrades, change orders, and contract documentation.
  • Monitor material/labor costs, lead times, and cost variances.
  • Partner closely with Construction, Sales, Drafting, and Permitting teams.
  • Review plans, specifications, and scopes to ensure accurate pricing and purchasing.
  • Support new community/model launches and ongoing pricing updates.
  • Maintain accurate purchasing records and ensure trade partners are properly contracted and documented.


Ideal Background:

  • 2+ years of purchasing, estimating, or construction management experience within single-family homebuilding.
  • Strong Excel and homebuilding ERP/purchasing system experience.
  • Strong negotiation, vendor management, and cost-control skills.
  • Ability to read blueprints, plot plans, and specifications.
  • Knowledge of residential construction, permitting, and building codes.
  • Comfortable working both in an office and visiting active construction sites.
