Job description

Position: Special Projects - Project Manager

Location: New Haven, VT (with travel to project sites)

Employment: Full-Time

Reports To: Director of Property Services

Annual Salary Range: $70,000 – $95,000 (depending on experience)

Our work spans high-end residential construction and renovation, Property Services, Mechanical, Woodworks, Commercial, Aviation, and other specialized projects.


The Role

We are seeking an experienced project manager to own a diverse portfolio of shorter-duration residential projects: repair, maintenance, warranty, renovation, and capital-improvement work - from initial scope and estimate through construction, financial closeout, and a delighted client. Typical projects run fewer than 15 working days and under $125,000, with larger or more complex work assigned as you grow into the role.

You will be the primary client contact on active projects and the hub connecting homeowners, field crews, subcontractors, vendors, architects, designers, and Silver Maple's other divisions.


What You'll Do

  • Visit sites, develop clear scopes of work, and prepare accurate estimates and proposals.
  • Build and maintain realistic schedules across multiple active projects, coordinating labor, subcontractors, materials, and inspections.
  • Serve as the primary client contact — proactive updates, honest expectation-setting, no surprises.
  • Manage budgets, changes, billing, and margins; obtain approval for scope changes before proceeding.
  • Lead field teams and trade partners on quality, safety, cleanliness, and property protection in occupied, highly personal homes.
  • Manage assigned warranty and corrective work for other Silver Maple divisions, delivering one seamless client experience.
  • Keep Procore current: scopes, schedules, budgets, photos, changes, and closeout records.


Required Qualifications

  • 2 or more years of progressively responsible residential construction experience.
  • Demonstrated project-management experience in residential construction, renovation, warranty, service, or maintenance work.
  • Strong estimating, scope-development, budgeting, and change-order skills.
  • Ability to manage multiple projects and competing priorities without losing follow-through.
  • Clear written and verbal communication skills.
  • Valid driver's license and ability to travel to project sites.


Preferred Qualifications

  • High-end residential experience working with architects, designers, engineers, and discerning clients.
  • Experience managing both in-house labor and subcontractors.
  • Expertise interpreting construction drawings and specifications.
  • Proficiency in Procore (or the ability and willingness to become proficient).


Physical Requirements + Working Conditions

This role combines office-based project management with regular visits to active construction sites. It requires walking on uneven surfaces, climbing stairs and ladders, occasionally lifting up to 50 pounds, exposure to weather and typical construction-site conditions, and driving between project locations.
