Position Title: Property Tax Manager (M2)

ABOUT THE ROLE
The Manager Property Tax develops and directs property tax policy and leads administration of the property tax function with the assistance of the Vice President, Tax and Director, Transaction Tax. This includes compliance with state and local tax laws and administration and supervision of property tax compliance with third party vendors. This position takes a lead role in coordinating, developing, and managing the property tax budget, accounting related to the annual accrual, strategies to reduce property tax valuations and identification of non-taxable assets, oversight and management of property tax audits conducted by various state and local government authorities, management of property tax chargebacks to customers, administration of the business license function, and administration of landlord property tax reimbursement process.
WHAT YOU WILL DO
  • Primary liaison with third party vendors that provide property tax compliance and consulting services; includes obtaining information needed to prepare and support property tax returns, managing the vendor relationship and obtaining data for potential assessment appeals and information required for any state or local examinations.
  • Coordinate the discussion of strategic thinking and analysis to minimize property tax liability in accordance with applicable laws. Work with third party vendors to develop cost models to be utilized in various state tax filings to minimize property tax costs. Research and propose property tax reduction opportunities.
  • Promote relationships with operational management and accounting to understand the business model and provide clear communication of the property tax impact on business plans.
  • Clearly communicate with internal and external stakeholders.
  • Ability to earn the trust of stakeholders and interact with others while exhibiting high levels of the Crown Castle values.
  • Supervise and manage staff in a manner that furthers an inclusive culture and provides an opportunity for skill development and professional growth for the Team.
  • Manage and supervise ground lease landlord property tax reimbursement requests and pass through of certain property tax to tenants. Includes identification of potential opportunities in which tax should be passed through to customers.
  • Review and approve property tax payments within authority limits.
  • Compliance with internal controls over property tax function and SOX testing. Maintain high quality documentation for property tax functions.
  • Manage the property tax budget, accrual and related provision for supervisor review.
  • Respond and manage tax correspondence with various taxing agencies.
  • Advance the Tax Department's automation objectives to create efficiencies and reduce risk.
  • Evaluate and provide timely and accurate property tax estimates for business expansion projects and Capital Committee review.
  • Assist property tax integration of acquisitions.

WHAT YOU WILL NEED TO SUCCEED
Education Qualifications
  • Bachelor's Degree in accounting, finance, tax or related

Experience/Minimum Requirements
  • Five (5) to seven (7) or more years of tax and accounting experience with an emphasis in property tax or related tax experience
  • Prior people leadership experience preferred

Expectations
  • Well-developed knowledge of property tax rules and valuation methods
  • Working knowledge of multiple state tax rules
  • Prior staff supervision
  • Strong verbal and written communication skills
  • Outstanding Excel skills and experience with data management
  • Experience working in JDEdwards

Organizational Relationship
Reports to: Director - Transaction Tax
Title(s) of direct reports (if applicable): Tax Lead, Tax Accountant
Where You Will Work
To optimize collaboration, relationship building, and key stakeholder engagement, this role aligns to a 4:1 hybrid model which is in office Monday-Thursday with the option for remote work on Fridays.

Compensation
The salary range offered for this position is $119800 - $164700 annually. A candidate's offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location. Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives.
