The Senior Manager, Portfolio Management, leads the oversight and strategic enhancement of Walmart’s property portfolio by developing actionable recommendations to optimize site performance and revenue growth. This role involves managing real estate transactions, negotiating lease agreements, and collaborating with cross-functional teams to support business objectives. The position requires analyzing financial data, ensuring compliance with regulations, and driving capital expenditure planning. Additionally, the role includes supervising associates, fostering a high-performing team environment, and maintaining strong partnerships with internal and external stakeholders to advance Walmart’s real estate interests effectively.

The Portfolio Management team leads lease negotiations and real estate transactions across Walmart’s property portfolio. Collaborating with multiple functions, the team develops strategic solutions for complex deals, ensuring alignment with business goals. Members analyze financial impacts, model lease structures, and manage projects to optimize asset value. Engaging with landlords and internal stakeholders, they secure favorable terms while supporting operational needs. The team fosters a results-driven environment focused on strategic decision-making, effective communication, and continuous improvement to advance Walmart’s real estate interests and contribute to the company’s growth and success.
What you'll do:
  • Manage the property portfolio by developing and communicating recommendations to enhance site appearance and sales growth potential.
  • Negotiate lease agreements, subleases, terminations, and purchase options aligned with market trends and financial metrics.
  • Oversee real estate transactions, site selection, and asset sales by analyzing data and providing actionable insights.
  • Approve warehouse leases, ensure compliance with laws, and manage capital and legal expense forecasting.
  • Lead cross-functional collaboration to maximize real estate asset value and support business objectives.
