Job description

We are seeking a Director, Development Management to join our team! The Director, Development is responsible for leading multi-site and regional data center development activities to support CyrusOne's growth strategy. This role drives coordinated execution across land acquisition, due diligence, permitting, incentives, utilities, engineering, sales and construction enablement to ensure projects meet underwriting assumptions, achieve financial close, and are positioned for successful construction completion. The Director serves as a strategic integrator, aligning cross-functional teams and external consultants and contractors to deliver development outcomes that accelerate market readiness and value creation.
What You Will Do:
  • Leads execution of CyrusOne's development management strategy at the regional or multi-site level by translating enterprise objectives into actionable data center development plans aligned with growth and investment goals.
  • Plans, manages, and oversees all development activities across land, entitlements, tax incentives, power readiness, engineering coordination, sales and construction workflows, ensuring projects maintain timelines and meet financial and commercial requirements.
  • Owns cross-functional alignment, partnering with land, engineering design, construction, legal, tax, power, solutions engineering, procurement, underwriting, and sales to ensure all requirements are met for gating approvals, investment committee approvals, project design and construction packages and financial close.
  • Ensures commercial, technical, and financial conditions are satisfied to support capital approval, land closing, and project kickoff-mitigating risks and resolving blockers proactively.
  • Coordinates with internal functional areas to ensure consultant teams, contractors and internal technical experts to execute due diligence, feasibility analysis, entitlement work, permitting strategy, and infrastructure planning, ensuring quality and timely delivery.
  • Establishes governance and communication frameworks, delivering project updates, risk registers, schedules, and milestone reporting to senior leadership.
  • Builds and maintains strong relationships with internal stakeholders and supports the company with other key stakeholders, including utilities, municipalities, landowners, developers, and external partners to enable project success and enable favorable outcomes.
  • Drives operational excellence, implementing repeatable processes, tools, templates, and analytics consistent with global development management standards.
  • Supports project development (all project activities from due diligence until delivery) and execution of project development plan.
  • Coaches and mentors Development Project Managers and analysts, enhancing cross-functional collaboration and development execution capability.

What We Are Looking For:
Required
  • 7-10+ years of data center development, real estate development, or mission-critical project development experience.
  • Bachelor's degree required; preferred fields include real estate, engineering, finance, planning, law, or project management.
  • Experience in site selection, due diligence, permitting, zoning, utility coordination, engineering, and construction activities.
  • Background working with multidisciplinary technical teams and external companies.
  • Strong negotiation skills; ability to drive consensus and secure commitments.
  • Demonstrated success managing multiple complex development projects concurrently.
  • Strong commercial and project management mindset with ability to conceptualize returns and evaluate risk-reward tradeoffs in data center development.
  • Demonstrated ability to lead cross-functional development execution involving financial, technical, and commercial stakeholders.
  • Proven ability to drive alignment, influence without authority, and communicate effectively with both technical and executive audiences.
  • Ability to work in a dynamic, fast-paced environment and adapt quickly to shifting priorities.
  • Professional, detail-oriented approach with strong understanding of development, site planning, permitting, utilities, design and construction requirements.
  • Ability to work in a fast-paced environment with multiple priorities and cross-functional dependency management.
  • Some travel required.

Preferred
  • Data center or large-scale infrastructure development experience preferred.
  • Master's degree or professional certification preferred.
