The Leasing Agent is responsible for leasing apartments to prospective residents, supporting the property's marketing efforts, and delivering excellent customer service. This role ensures a seamless leasing experience from initial inquiry through move-in, while maintaining strong occupancy and resident satisfaction. The Leasing Agent will perform all duties outlined below, along with any additional responsibilities assigned by the Property Manager.

Water Club Luxury Living offers one, two, and three-bedroom apartments with spectacular views of the majestic Hudson River in Poughkeepsie NY. Water Club apartments include outdoor balconies, panoramic windows, stainless steel appliances, indoor parking, outdoor pool with cabanas, outdoor fire pits, BBQ grills, gym, dog park, roof terrace, prime location, and much more.
JOB DESCRIPTION
Essential Job Functions
Leasing & Sales Responsibilities
  • Manage the full leasing cycle from application through move-in.
  • Conduct apartment tours and present the community professionally.
  • Maintain knowledge of lease terms, pricing, availability, and amenities.
  • Utilize effective sales techniques.
  • Stay informed on market conditions and competitors.
  • Perform weekly outreach marketing.
  • Shop competitive properties regularly.

Lead Management & Follow-Up
  • Create and manage guest cards in AppFolio.
  • Contact prospects and schedule tours.
  • Collect required guest information.
  • Follow up daily (up to 5 attempts).
  • Mark inactive leads accordingly.
  • Check voicemail and email at least three times daily.

Resident Relations & Retention
  • Handle resident requests and concerns professionally.
  • Assist with lease renewals.
  • Support retention programs.
  • Coordinate resident events.

Administrative Responsibilities
  • Maintain resident files and documentation.
  • Process reports and forms timely.
  • Assist with rent collections.
  • Report unusual property issues.

Property & Operations Support
  • Ensure units and amenities are show-ready.
  • Maintain curb appeal.
  • Submit maintenance work orders.
  • Oversee pool safety and logs.
  • Manage amenity reservations.
  • Assist with marina rentals.

Move-In Coordination
  • Guide applicants through lease execution.

Systems & Technology
  • Maintain AppFolio and access systems.
  • Manage package concierge system.
  • Set up Spectrum accounts.
