Hourly Pay Rate: $36 to $40 per hour
Hours: 6:00am to 2:30pm Monday-Friday

Job Description
Job Title: Maintenance Supervisor
Position Summary:
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of commercial properties, ensuring all building systems and infrastructure are functioning efficiently and safely. This role includes hands-on maintenance work, coordination with vendors, and direct supervision of maintenance technicians. The ideal candidate will possess strong technical expertise, leadership skills, and a commitment to developing team members through training, coaching, and mentoring.
Key Responsibilities:
  • Perform and oversee routine inspections, repairs, and maintenance of HVAC, plumbing, electrical systems, and general building infrastructure.
  • Respond promptly to service requests and troubleshoot issues to ensure tenant satisfaction and operational efficiency.
  • Conduct and schedule preventative maintenance to reduce downtime and extend equipment life.
  • Maintain the cleanliness and appearance of building exteriors, including landscaping and parking areas.
  • Collaborate with property management to prioritize and schedule maintenance tasks and projects.
  • Maintain accurate records of work orders, completed tasks, inventory, and vendor services.
  • Ensure all maintenance activities comply with safety regulations, building codes, and company policies.
  • Coordinate and supervise external contractors and service providers for specialized repairs or projects.
  • Provide excellent customer service to tenants, addressing concerns professionally and promptly.

Supervisory Responsibilities:
  • Directly supervise and support two maintenance technicians.
  • Provide ongoing training and hands-on instruction in technical skills, safety procedures, and equipment use.
  • Coach and mentor team members to enhance their performance, technical knowledge, and career development.
  • Monitor work quality and provide constructive feedback to ensure high standards are maintained.
  • Track and document all training activities and progress for each technician.
  • Foster a collaborative and accountable team environment.

Qualifications:
  • High school diploma or equivalent required; technical certification in HVAC, electrical, plumbing, or facilities maintenance preferred.
  • Minimum of 3-5 years of experience in commercial property maintenance, with at least 1 year in a supervisory or lead role.
  • Strong working knowledge of building systems and general maintenance practices.
  • Proven ability to train, coach, and mentor team members effectively.
  • Excellent problem-solving, communication, and interpersonal skills.
  • Ability to manage multiple priorities and work both independently and as part of a team.
  • Proficiency in using maintenance management systems and basic computer applications.
  • Valid driver's license required.
