POSITION SUMMARY:
The Growth Marketing Manager, Healthcare Advisory is a part-time (20 to 29 hours per week) lead-generation and brand-building role reporting to the Healthcare Advisory Services Managing Director, ideally in-office though partial remote work may be considered for the right candidate.
The position exists to do two things, in this order of priority.
  • First, drive qualified tenant prospects to the medical office buildings we lease and represent.
  • Second, elevate the visibility of our advisory practice to win new agency leasing and tenant-representation assignments.

This role complements, rather than replaces, Transwestern's corporate marketing team, whose templates and brand standards serve as a foundation for our work. It gives dedicated capacity to the Healthcare Advisory practice, focused on generating leads and growing our book of business.
Priorities: Roughly 85 percent of this role supports leasing our existing buildings; the remaining 15 percent supports brand building and new business development.
This is not a collateral-only position. The right person thinks in terms of pipeline, prospects, and conversion, treating every flyer, email, social post, and event as a step toward a signed lease or new client relationship, turning market knowledge into content that reaches physicians, health systems, and referral sources, then building systems to nurture those leads.
The ideal candidate is organized, self-directed, and outcome-oriented, able to manage multiple campaigns in a fast-paced setting and prioritize ruthlessly within a part-time schedule. This role blends lead generation, thought leadership, and strategic communications to drive leasing activity and new business.
ESSENTIAL JOB FUNCTIONS:
Lead Generation for Existing Buildings (Primary Focus):
  • Plan and execute lead-generation campaigns that drive qualified tenant prospects to available space, using email, social media, direct mail, and advertising. Success is measured by leads, tours, proposals, and executed leases.
  • Build and maintain targeted prospect lists of physicians, medical groups, practice administrators, and healthcare tenant representatives, organized by submarket and specialty.
  • Create content that sells space, not just describes it: availability flyers, spec-suite promotions, tour pages, video walkthroughs, and multi-touch email campaigns tied to lease-up goals.
  • Partner with brokers to align marketing pushes with leasing priorities and square-footage targets, and track prospect activity from first touch through tour and proposal to report on which buildings and campaigns are producing inquiries.

Brand Building and Thought Leadership (New Business):
  • Develop a consistent content presence across LinkedIn, Instagram, and other channels that positions the team and its leaders as recognized experts in Houston healthcare real estate.

Business Development:
  • Collaborate with brokers and creative teams on persuasive proposals, pitches, presentations, and client communications for new listing and tenant-representation assignments.

Lead Tracking and Workflow Management:
  • Leverage the team's CRM, email platform, and landing pages to capture, convert, and nurture leads, keeping data clean and routing leads promptly to the right broker.
  • Maintain organized systems for project documentation, collateral archives, and prospect data, and uphold brand standards so all materials reflect consistent tone and design.
  • Perform or assume additional duties as assigned

MEASURES OF SUCCESS:
This role is accountable for outcomes, not just output. Within the first year, success looks like:
  • A steady, measurable flow of qualified tenant inquiries and tours generated for portfolio buildings.
  • A consistent content cadence across owned channels, with growth in reach, engagement, and inbound activity.

POSITION REQUIREMENTS:
  • 5+ years of experience in marketing, communications, or lead generation, with a proven track record of owning campaigns tied to lead-generation or sales outcomes.
  • Must be comfortable speaking with physicians and practice administrators.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • Hands-on experience with a CRM (e.g., Salesforce, HubSpot, xRM) and email marketing platform, including list building and reporting, with the ability to improve existing systems.
  • Working knowledge of digital marketing, SEO, Google Analytics, and landing pages.
  • Ability to analyze campaign metrics and to think strategically and creatively.
  • Excellent written and verbal communication skills, able to write persuasive, credible content.
  • Outcome-oriented and comfortable being measured on pipeline and conversion, not just deliverables.
  • Adaptability in a fast-paced environment, with strong organizational and multitasking capabilities.
  • Proactively communicates with all stakeholders and keeps brokers informed.
  • Positive, self-motivated, resourceful, and collaborative.
  • A bachelor's degree in Marketing, Communications, Journalism, Business, Graphic Design, or a related field.
  • Social media content creation and scheduling (LinkedIn and Instagram in particular), including short-form video.
  • Basic graphic design skills (Canva, InDesign, Photoshop, or Illustrator) and familiarity with project management tools.
