About the Role
The Property Operations Manager is the operational engine of Abode's property and maintenance
function in Park City. This role owns the full lifecycle of property maintenance: from task intake and
triage in Breezeway, to vendor coordination, scheduling, and owner-facing communication on
maintenance projects.
This position was created to eliminate a longstanding bottleneck between operations, maintenance,
and owner communications. The right person speaks both languages fluently and can move
decisions forward without a handoff.
You will supervise the Field Operations Supervisor and serve as the direct link between the field
team, the maintenance function, and homeowner communication on property-level work.
Core Responsibilities
Breezeway Task Management and Traffic Control
  • Own the daily intake of all Breezeway tasks across the property operations function
  • Review, contextualize, and enrich every task with accurate tags, sub-departments, due
    dates, and team member assignments and tags
  • Serve as the central dispatcher for maintenance and field operations tasks, ensuring nothing
    falls through the cracks
  • Monitor task completion and escalate overdue or high-priority items proactively

Maintenance Coordination and Scheduling
  • Manage all maintenance scheduling for Park City properties, including preventive, reactive,
    and project-based work
  • Coordinate with the in-house maintenance team (HVAC technician and handyman) and external vendors
  • Source, vet, and schedule vendors in alignment with company standards and homeowner
    approval thresholds
  • Maintain accurate records of work completed, open items, and vendor performance

Owner Communications
  • Serve as the secondary point of contact for homeowners on all maintenance-related projects
    and updates
  • Communicate proactively on project scope, timelines, and completion with clarity and
    professionalism within breezeway
  • Back up owner inbox management on a rotating basis; coverage is required seven days a
    week across the team

Field Operations Leadership
  • Directly supervise the Field Operations Supervisor, providing direction, accountability, and
    day-to-day support
  • Partner with the Senior Manager to align field team standards with company-wide property
    appearance expectations
  • Scheduling the property management team on BambooHR

What We Are Looking For
Required
  • 2 or more years of experience in property management, operations coordination, or a
    related field
  • Strong organizational skills with the ability to manage high task volumes without losing
    details
  • Clear, professional written communication; comfortable corresponding directly with
    homeowners
  • Experience supervising or leading a team in a field or service environment
  • Comfortable working in a fast-moving, multi-property environment where priorities shift daily
  • Proficiency with Google Suite (Gmail, Docs, Sheets, Drive)

Preferred
  • Familiarity with Breezeway for task and property management
  • Experience with Guesty or a comparable property management platform
  • Background in short-term rental, hospitality, or luxury property management
  • Experience coordinating vendors and contractors
