Your role at a glance
The Operations Integrator will be accountable for ensuring the successful completion of all operational requirements to onboard a data center facility into the NTT Global Data Center Americas (GDCA) portfolio. The end state is a facility that is Ready for Service (RFS), trained staff and fully commissioned infrastructure. In satisfying the essential duties listed below, this contributor will report to the Director Operations Integration and will work closely with team members in construction, critical facilities operations, information technology, and project management to accomplish successful turnover of site from construction to operations. NTT GDCA is growing, and multiple new facilities will require operational integration, often multiple sites in parallel. This can range from greenfield, brownfield and existing site augmentation activities. Third party facility acquisitions may also present. Most work will be conducted remotely, with onsite presence for key events during the construction phase turnover timeline, to include initial kick-offs, contractor meetings, and commissioning events.
What we are looking for
ESSENTIAL DUTIES & RESPONSIBILITIES
  • Under the supervision of the Director, Operations Integration and the Senior Director of Operations, the Operations Integrator will, upon commencement of a new site design and pre-construction phase (approx. 12 months prior to site RFS) -
  • Coordinate Critical Facility Operations' (CFOPS) completion of OPR, and virtual design page-turn events (30% schematic, 70% and 95% design reviews) to include Equipment Specifications, selection review and concurrence
  • Functionally track and report on the End-to-End Interlock process
  • Monitor the design, installation, testing, and maintenance of all components, materials, and systems in preparation for transition to operations; track punch list and TCO approval; final cleaning
  • Review all warranty details and determine scheduled maintenance required to maintain warranties; determine if any scheduled maintenance and spare parts were included with equipment purchase
  • Monitor that infrastructure delivered satisfies the approved Official Project Requirements (OPR); identify gaps and communicate
  • Review and support all commissioning, including L4 and L5 (IST) script review, overall commissioning schedule, and provide status reports to CFOPS Team.
  • Monitor the documentation and completion of all punch list items generated during construction, start-up, and commissioning
  • Ensure the Operational Turnover Checklist (OTC) is completed, and all required documentation is retained on the Capital Projects SharePoint for use by Operations Team.
  • Critically review all policies and procedures associated with site transition from construction to operations to include permanent ops staffing readiness
  • Monitor all pre-leasing activities to ensure deals align with facility Basis of Design, standard SLAs, and ensuring Client Service awareness
  • Coordinate early-access for Client Services and IT engineering fit-out teams with the construction team in the event of a pre-lease deal closure and assist in developing tour routes
  • Ensure facility meets cleanliness standards for all pre-lease tours conducted before the end of construction
  • Ensure electrical distribution is properly reflected in Matrix, and required metering points for billing are added and tested/commissioned
  • Communicate with Real Estate and Facilities Team to ensure contracts are in place for new sites to support cleanliness, maintenance, and fueling operations upon RFS date.
  • Communicate with Construction Deployment Services to assign access to sub-contractors to support specific client buildouts
  • Assist in developing processes to be put in place to segregate future phases of construction from active data center vaults
  • Performs other duties as assigned.

KNOWLEDGE, SKILLS & ABILITIES
  • Able to be highly confidential.
  • Proficient with computers to include the utilization of Microsoft Office 365 Programs, such as Word, Excel, SharePoint, MS Teams, and Outlook.
  • Able to work in a team environment and is a team player.
  • Manages stress and/or fast-paced environment effectively.
  • Excellent communication and problem-solving skills.
  • Detailed oriented
  • Ability to train the Critical Facilities Staff on systems and procedures.
  • Knowledge of current NFPA Electrical, Fire and Life Safety and building codes
  • Knowledge in industrial safety best practices (i.e., lockout/tag out, arc flash protection, OSHA, and state regulations)
  • Ability to logically analyze and solve problems
  • Must possess demonstrated technical ability and innovative thinking cross functionally, including integrated systems and IT
  • Strong background in mechanical, electrical systems design review, layout, installation, operations, including ability to read and interpret electrical and mechanical one lines
  • Extensive hands-on experience installing, maintaining, and troubleshooting large commercial and industrial mechanical & electrical systems including:
  • High Voltage switchgear, including transformers
  • 480/277-VAC and 208/120-VAC electrical generation and distribution systems
  • Diesel powered AC generator plants up to 3MW
  • Static UPS systems
  • UPS batteries and monitoring systems
  • Static switches
  • PLC and relay logic controls
  • Power monitoring systems
  • Data center power distribution and management systems

EDUCATION & EXPERIENCE
  • Bachelor's degree in related field or equivalent education and/or work experience to meet requisite skills
  • 3-5 years' progressive data center and/or critical facilities work experience

PHYSICAL REQUIREMENTS
  • Primarily sitting with some walking, standing, and bending.
  • Primarily walking, standing, and bending with some sitting.
  • Able to hear and speak into a telephone.
  • Close visual work on a computer terminal.
  • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.
  • Able to lift and carry up to 20 (administrative) or 50 (operations) lbs.
  • Able to climb a ladder and work on a raised platform.

WORK CONDITIONS
  • This role is expected to be remote with routine travel to be on-site in a shared space.

SPECIAL REQUIREMENTS
  • Must be able to work remote
  • Must possess a current, valid state-issued driver's license.
  • Must be ready to travel 25% to existing and future NTT GDCA Sites.

Compensation Pay Range
This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device.
NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $108,900 - $155,600.
All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
