Job Title: Analyst, Capital Projects & Real Estate

A little bit about our team:

You will be a part of the Workplace Experience team, designed to imagine, create, and maintain innovative workplace facilities to accommodate the needs of our ever-changing business. This includes Capital Projects, Real Estate, Facilities, Security, Hospitality & Events, and Studio Operations.

Your Role:

  • Capital Projects: Our Capital Projects team runs all major builds for WMG (NYC, LA, London, Tokyo, Paris, Hamburg, and many more), creating offices, recording studios, performance spaces, and more.

    • Partner with finance team to manage budget and cash projections for all US project spend

    • Manage and streamline project approval process.

    • Coordinate with global finance leadership to manage and update WMG global projects budget.

    • Create support documentation for projects such as schedules, budgets, overviews, and status updates.

    • Support design strategy via space spanning and floor plan review.

    • Administer projects by reviewing and processing contracts and invoices.

    • Administer projects by setting up vendors and related project coding in payment system

    • Lead/manage select small capital projects.

    • Expand Global Design Standards manual with standards for Facilities, Events, Stages, Studios, etc.

  • Real Estate: Our Real Estate team manages all real estate transactions for WMG.

    • Analyze/produce financial projections for real estate opportunities (lease transactions, acquisitions/dispositions, relocations, etc.) in order to guide senior management decision-making. Research industry standards/benchmarks.

    • Oversee lease administration tools/team function to manage rent-related payments, develop data/reporting management, liaise with property management as needed.

    • Develop building Operating Expense budgets and support for inter-company chargebacks.

  • Other: Available to support other Workplace Experience workstreams such as Transformation, Facilities, etc.

About You:

  • 4+ years' experience as analyst or equivalent

  • Bachelor's degree, preferably in business or related field

  • Strong analytic skills. Ability to manage large data sets and produce financial models.

  • Strong presentation skills

  • Experience/knowledge related to Workplace (Capital Projects, Real Estate, Facilities, Finance)

  • Proactive, results-oriented, strong execution and follow-up skills

  • Strong organizational, prioritization, and time-management skills

  • Energized team player

  • We'd love it if you also had experience with music / the music industry

We value in-office collaboration, which is essential for talent development and strong working relationships. #LI-Onsite Salary Range: $72,000 to $78,000 Annually Salary ranges are included for job postings where required by law. The actual base pay is dependent upon many factors, such as work experience and business needs. The pay range is subject to change at any time dependent on a variety of internal and external factors.
