Job description

Description:

The Vendor Manager supports procurement operations across the company’s multifamily portfolio, with a focus on vendor management, pricing analysis, purchasing efficiency, and cost control. This individual contributor role is responsible for developing and maintaining vendor relationships, negotiating pricing and terms, monitoring pricing consistency, and identifying opportunities to improve procurement processes.


Working closely with Operations, Finance, and other internal stakeholders, the Vendor Manager helps ensure purchasing activities align with business needs, budget expectations, service standards, and internal workflows. This role also analyzes vendor pricing, purchasing trends, and procurement data to identify discrepancies, process gaps, and cost-saving opportunities while supporting vendor accountability and consistent procurement practices across the organization.


Note: This role is 100% in office in Dallas (75 & Walnut Hill Lane area).

What You’ll Be Doing

  • Strong knowledge of procurement, purchasing, strategic sourcing, and vendor-management principles.
  • Knowledge of competitive bidding, vendor evaluation, contract renewal, and supplier-performance practices.
  • Strong analytical skills with the ability to interpret pricing, spending, purchasing, and vendor-performance data.
  • Strong negotiation skills with the ability to balance financial, operational, service, and relationship considerations.
  • Ability to identify pricing discrepancies, unfavorable trends, cost-saving opportunities, and process inefficiencies.
  • Ability to compare vendor proposals, pricing structures, service levels, and commercial terms.
  • Strong attention to detail when reviewing invoices, pricing schedules, proposals, agreements, and procurement documentation.
  • Strong organizational and project-management skills with the ability to manage multiple priorities and deadlines.
  • Effective written and verbal communication skills.
  • Ability to establish productive working relationships with vendors and internal stakeholders at all levels of the organization.
  • Sound judgment and the ability to develop recommendations based on data, business needs, and financial impact.
  • Ability to work independently while collaborating effectively across departments.
  • Proficiency with Microsoft Excel and other Microsoft Office applications.
  • Ability to learn and effectively use procurement, accounting, property-management, and enterprise systems.
Requirements:

Education

  • Bachelor’s degree in Business, Supply Chain Management, Finance, Operations, or a related field preferred.
  • An equivalent combination of education and relevant professional experience may be considered.

Experience

  • Three to five years of experience in procurement, purchasing, strategic sourcing, vendor management, pricing analysis, or a related field.
  • Experience analyzing vendor pricing, purchasing activity, spending patterns, and cost trends.
  • Experience negotiating pricing, service terms, and commercial agreements with vendors.
  • Experience managing vendor relationships and addressing pricing, billing, service, or performance concerns.
  • Experience supporting competitive bidding, vendor selection, contract renewal, or sourcing processes.
  • Experience identifying and implementing procurement or purchasing process improvements.
  • Experience in multifamily property management, real estate, facilities management, or a related industry preferred.

Other Requirements

  • Proficiency with Microsoft Excel, including the ability to organize, compare, and analyze pricing and purchasing data.
  • Experience with procurement, accounting, property-management, or enterprise resource planning systems preferred.
  • Ability to handle confidential and commercially sensitive vendor and pricing information appropriately.
  • Ability to manage multiple projects and vendor relationships in a fast-paced environment.
  • Ability to travel less than 5% to company properties, vendor locations, or industry events as needed.
  • In-office presence required.
