Job Description
Position Summary
We are seeking a Business Analyst to support pricing and marketing operations through data analysis, reporting, business insights, and process improvement. This role is focused on helping the business make informed decisions by analyzing trends, performance metrics, customer behavior, pricing outcomes, and marketing results. The ideal candidate is analytical, detail-oriented, and comfortable working with large datasets, cross-functional stakeholders, and business processes to identify opportunities and support operational improvements. This person will work closely with Pricing, Marketing, Finance, Operations, Data Science, and other internal teams to support reporting, performance analysis, testing, business requirements, and strategic decision-making.
Key Responsibilities
Pricing & Marketing Analysis Support
  • Analyze pricing, occupancy, customer, promotional, and marketing performance data to identify trends, risks, opportunities, and actionable business insights.
  • Prepare recurring and ad hoc reports, dashboards, scorecards, and analyses to support pricing decisions, campaign performance reviews, and leadership reporting.
  • Support business analysis related to rates, discounts, promotions, lead performance, conversion trends, customer acquisition, and revenue optimization initiatives.
  • Partner with stakeholders to gather business requirements, define reporting needs, clarify success metrics, and support data-driven recommendations.
  • Help evaluate marketing channel performance, campaign effectiveness, customer response trends, and return on investment across programs and initiatives.
  • Support pricing analysis by reviewing rate changes, market trends, demand patterns, competitor activity, and property-level performance indicators.
  • Assist with testing, validation, and result tracking for pricing changes, promotional campaigns, system updates, and process enhancements.
  • Translate business questions into structured analysis, reporting outputs, summaries, and clear recommendations for stakeholders.
  • Monitor data quality, reporting consistency, and KPI definitions, partnering with technical teams to research and resolve data issues as needed.
  • Support the preparation of presentations, executive summaries, and business materials that communicate findings, recommendations, risks, and next steps.
  • Help maintain documentation for business definitions, reporting logic, recurring analyses, and process workflows.
  • Assist with special projects, performance deep dives, forecasting support, and strategic analysis across pricing and marketing functions.

Cross-Functional Support & Process Improvement
  • Work with Pricing, Marketing, Finance, Operations, and Data teams to improve reporting quality, business visibility, and decision support capabilities.
  • Help identify opportunities to improve data usage, reporting automation, analysis workflows, and process efficiency.
  • Support ad hoc reporting, project support, system enhancements, and other business analysis-related assignments as needed.
  • Maintain organized records, assumptions, and supporting documentation for recurring analyses and management reporting.

Qualifications
  • Bachelor's degree in Business, Marketing, Finance, Economics, Statistics, Data Analytics, or a related field.
  • 2+ years of experience in business analysis, marketing analysis, pricing analysis, finance, analytics, or a related role.
  • Strong analytical and problem-solving skills with the ability to interpret data and translate it into business insights.
  • Experience working with reports, dashboards, KPIs, and performance metrics.
  • Proficiency in Microsoft Excel, including formulas, lookups, pivot tables, and data analysis.
  • Strong attention to detail and commitment to accuracy.
  • Ability to manage multiple priorities and work effectively in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Ability to work effectively both independently and collaboratively with cross-functional teams.

Preferred Qualifications
  • Experience supporting pricing, revenue management, marketing analytics, or customer analytics functions.
  • Experience with BI tools, data visualization platforms, SQL, or reporting environments.
  • Familiarity with A/B testing, campaign measurement, promotional analysis, or pricing optimization concepts.
  • Experience in self-storage, retail, real estate, e-commerce, hospitality, or another multi-site operating environment.
  • Experience in a public company or data-driven operating environment.
