ONYX Multifamily Group is seeking an experienced Assistant Property Manager to join the onsite team at Eagle Creek Landing Apartments in DeSoto, Texas.
This is an opportunity for a multifamily professional who knows apartment operations, understands the importance of occupancy and collections, enjoys working with residents and prospects, and is ready to take the next step in their career.
As the Assistant Property Manager, you will work closely with the Property Manager to help drive the financial, operational, leasing and resident-service performance of the community. You will also be prepared to step into a leadership role when the Property Manager is away.
If you are currently working in multifamily as an Assistant Property Manager, Assistant Community Manager, Leasing Manager or experienced Leasing Professional and are ready for more responsibility and growth, we want to meet you.
What You'll Own
No two days in multifamily are exactly the same. In this role, you will have your hands in the key areas that drive community performance, including:
  • Partner with the Property Manager in the day-to-day operation and performance of the community
  • Manage resident account activity, including rent collection, delinquency follow-up, late notices and payment arrangements in accordance with company policy
  • Maintain accurate resident ledgers, files and account documentation
  • Assist with move-ins, move-outs, notices to vacate, renewals and resident transfers
  • Support lease enforcement and follow established procedures related to delinquency and other lease violations
  • Build strong resident relationships and help resolve questions, concerns and service issues professionally and promptly
  • Support leasing efforts by responding to prospects, conducting tours, following up on leads and helping convert qualified traffic into leases
  • Review applications, leasing documentation and resident files for accuracy and completeness
  • Assist with renewal and resident-retention efforts
  • Monitor occupancy, leasing activity, renewals and other community performance indicators
  • Assist with weekly and monthly reporting and other property-management administrative responsibilities
  • Process invoices and assist with vendor and account documentation as needed
  • Walk the community regularly and partner with the maintenance team to ensure apartments, models, amenities and common areas meet ONYX standards
  • Support marketing, outreach and resident-engagement efforts
  • Help maintain a positive, accountable and performance-focused onsite team environment
  • Serve as the onsite leader in the Property Manager's absence
  • Follow Fair Housing requirements and all ONYX policies and procedures

What We're Looking For
Multifamily experience matters for this position.
Required Qualifications
  • 2+ years of onsite multifamily/apartment property-management or leasing experience
  • Previous experience as an Assistant Property Manager, Assistant Community Manager, Leasing Manager, Senior Leasing Professional or similar onsite multifamily role
  • Hands-on experience with resident accounts, collections and delinquency management
  • Understanding of the leasing cycle from prospect through move-in and renewal
  • Knowledge of Fair Housing requirements and apartment-industry best practices
  • Strong customer-service and conflict-resolution skills
  • Ability to communicate professionally and confidently with residents, prospects, vendors and team members
  • Strong organizational skills with the ability to manage multiple priorities and deadlines
  • Comfortable working with numbers, reports and property financial information
  • Proficiency with property-management software and standard business technology
  • High school diploma or equivalent
  • Ability to work the schedule required for an onsite multifamily community, including weekends when scheduled

Preferred Qualifications
  • Current or recent experience in an onsite apartment community
  • Experience with ResMan or comparable property-management software
  • Experience managing collections and delinquency
  • Experience with renewals, resident retention and leasing
  • Previous experience providing leadership or direction to an onsite team
