Job Description:

Overview:

We don't simply hire employees. We invest in them. When you work at Chatham, we empower you - offering professional development opportunities to help you grow in your career, no matter if you've been here for five months or 15 years. Chatham has worked hard to create a distinct work environment that values people, teamwork, integrity, and client service. You will have immediate opportunities to partner with talented subject matter experts, work on complex projects, and contribute to the value Chatham delivers every day.

Job Summary:

We're seeking an Associate Commercial Real Estate Valuation Advisor to support valuation engagements for institutional clients managing commercial real estate loan portfolios. This role blends technical valuation work with growing exposure to client advisory responsibilities, offering a unique opportunity to develop both analytical expertise and consultative skills.

You'll work alongside experienced advisors to assess complex loan structures, develop market perspectives, and determine fair value across a range of commercial real estate debt portfolios for some of the industry's largest and most sophisticated institutional investors.

This role is designed for someone who is intellectually curious, eager to grow, and motivated by solving complex problems in a collaborative, fast-moving environment. You will build expertise in nuanced loan structures, sophisticated valuation models and methodologies, and the broader capital markets that influence investment performance. One of the most unique aspects of this role is the pace of development and early client exposure. Team members who demonstrate strong technical capability, judgment, and communication skills are given meaningful opportunities to engage directly with clients early in their time with the team.

You'll gain exposure to real-world investment decisions, institutional portfolio management dynamics, and evolving capital markets trends in ways that are difficult to replicate in most roles.

What You'll Do:

  • Perform fair value analyses of commercial real estate loans for top-tier institutional investors.
  • Build expertise in commercial real estate debt markets, valuation methodologies, and interest rate dynamics.
  • Partner with senior team members on client presentations, valuation review calls, and complex portfolio discussions.
  • Communicate valuation conclusions and market observations clearly and thoughtfully to clients and stakeholders.
  • Collaborate across Chatham's debt management, valuation, and technology teams to deliver integrated client solutions.
  • Contribute to process improvements, automation initiatives, and the continued evolution of Chatham's valuation capabilities.
  • Gain direct exposure to sophisticated institutional portfolios, complex investment structures, and real-world dynamics across the commercial real estate industry.

Qualifications:

Must-Haves:

  • 2-5 years of experience in institutional real estate, valuation advisory, or investment management.
  • Exposure to commercial real estate, debt structures, valuation methodologies, or related financial analysis.
  • Strong analytical and Excel modeling skills, including discounted cash flow and scenario analysis.
  • Exceptional written and verbal communication skills - able to distill complexity into clear narratives.
  • Familiarity with financial documents such as loan agreements, rent rolls, and financial statements.

Preferred:

  • Exposure to debt capital markets, loan trading, or structured finance.
  • Prior experience in a consulting or advisory capacity.

What We Offer:

  • A team that values curiosity, collaboration, and a shared drive to keep improving ourselves and the client experience.
  • Immediate access to subject matter experts and complex, meaningful client work.
  • Competitive compensation, performance bonuses, and professional development budgets.
  • Comprehensive benefits package: healthcare, retirement matching, generous PTO, and more.

Sound like a fit, but not sure you meet every bullet? Apply anyway - we value potential and passion as much as pedigree. We welcome candidates with diverse experiences and backgrounds who are energized by learning, solving complex problems, and growing into trusted advisors. We're building a team of people who love helping others succeed and who are energized by solving complex financial puzzles with real-world impact.

For Colorado based candidates, the compensation range for the position is expected to be between $90,000 and $110,000 annually. Total compensation, including base pay, discretionary individual bonus and company bonus, may be higher than range listed, depending on applicant's skills, qualifications, and experience. Benefits include health insurance, life and disability insurance, 401k, EAP, paid holidays and paid time off.
