Job description:
Seeking a Superintendent to live on-site for an apartment complex with 193 apartment units located in New Windsor, NY. This position is responsible to maintain and service the building facilities and tenant work orders. Competitive salary and benefits, including an apartment, are being offered.
Superintendent responsibilities include but are not limited to:
  • Service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
  • Preventative maintenance.
  • Speedy turnover of vacant apartments with contractors.
  • Preform general maintenance repairs and tasks without endangering self, residents, or staff.
  • Organizational skills to prioritize service requests and general maintenance tasks.
  • Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
  • Special projects or additional duties assigned by Supervisor that are essential for property operations.
  • The ability to deal with tenants and other staff members.
  • The ability to diagnose problems and preform repairs in the following areas;
  • Plumbing
  • Electrical
  • HVAC
  • Appliance Repairs
  • Sheetrock
  • General Carpentry
  • Painting and Compounding
  • Ice/Snow Removal

Requirements:
  • Must have 5+ years of experience in property maintenance, handling work orders and performing preventative maintenance.
  • Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
  • Must have own tools and valid driver's license.

Salary: $30.00 - $35.00/hr
