Job description

Vice President, Acquisitions (Affordable Housing)

Location: Atlanta, GA

The Opportunity

Our client is an active and growing real estate investment platform focused on acquiring, developing, and preserving affordable housing across high-growth U.S. markets. They are seeking a Vice President of Acquisitions to lead origination efforts and drive new investment activity.

This role is designed for a relationship-driven dealmaker who can source opportunities, shape transactions, and play a central role in scaling the platform.

Role Overview

The VP will be responsible for originating, structuring, and executing acquisitions, with a primary focus on affordable housing (including Low‑Income Housing Tax Credit (LIHTC) investments and preservation strategies).

Success in this role will be defined by the ability to generate proprietary deal flow, convert relationships into transactions, and lead deals from initial sourcing through closing.

Key Responsibilities
  • Lead origination efforts by developing and maintaining deep relationships with brokers, developers, owners, housing authorities, and capital partners
  • Build a repeatable pipeline of proprietary and off‑market opportunities within target markets
  • Identify and prioritize preservation and development opportunities aligned with the firm’s strategy
  • Structure and negotiate transactions, including purchase agreements, joint ventures, and partnership structures
  • Oversee underwriting and financial analysis, working closely with internal team members while maintaining full deal accountability
  • Lead investment committee presentations and drive internal decision‑making
  • Partner with capital markets to align debt and equity execution (LIHTC, bonds, agency financing, soft debt)
  • Represent the firm externally across industry events, conferences, and key stakeholder meetings
  • Contribute to geographic and thematic investment strategy, particularly within core preservation markets
What Sets This Role Apart
  • Front‑end, relationship-driven role with a mandate to originate—not just execute
  • Direct impact on firm growth through deal sourcing and market expansion
  • High visibility with senior leadership and influence over investment strategy
  • Opportunity to build and leverage a personal network into a scaled platform
Requirements

Qualifications

  • 5+ years of experience in real estate acquisitions, development, or investments
  • Demonstrated track record of sourcing and closing transactions, ideally within affordable housing
  • Strong existing industry relationships (brokers, developers, agencies, equity providers) that translate into deal flow
  • Deep understanding of LIHTC and complex capital stacks
  • Experience negotiating and structuring transactions with multiple stakeholders
  • Strong leadership presence and ability to operate autonomously
  • Entrepreneurial mindset with a bias toward action and ownership
Profile of Success
  • Currently a VP / Director or Senior Associate ready to step into a true origination role
  • Known in the market as a go‑to relationship for deal flow
  • Has closed multiple transactions and understands how to navigate complex, multi‑layered capital stacks
  • Thrives in a fast‑paced, entrepreneurial environment where performance is measured by deals sourced and executed
