APARTMENT PROPERTY MANAGER PLAINFIELD, IN

FLSA Status: Non-exempt/Hourly

Schedule: Full-time

Pay Range: $22.00 - $24.00 per hour

We are looking for a full-time Property Manager for our apartment complex that has 52 units.

Principal Objective of the Position: The Property Manager (PM) is responsible for maintaining maximum occupancy of the property, control expenses and staying within the propertys operating budget, rent collection, delinquency/collections, resident satisfaction/retention, maintenance issues and upkeep of the grounds and office areas and achieving all compliance-related measures/guidelines/requirements.

Requirements:

Training/Education

  • College Degree or commensurate Affordable Housing Property Management experience
  • NCP, NCP-E, C3P HCCP, CAM or attainable within twelve (12) months of employment or upon request for completion
  • CAM designation preferred
  • Valid Drivers License and reliable private transportation
  • Ability to pass a background check and drug screen

Experience / Skills

  • Minimum of two (2) years experience in LIHTC Multi-Family Property Management with demonstrated ability to deliver financial results
  • Strong background in managing diverse types of multi-family communities- including LIHTC, HUD and market rate projects
  • Experience in budgeting, revenue enhancement and expense control
  • Strong track record of successful personnel management
  • Strong knowledge of LIHTC regulations and compliance.
  • Excellent organizational, leadership, and communication skills.
  • Proficiency in property management software Yardi Voyager and Microsoft Office Suite.
  • Ability to handle multiple tasks and priorities effectively.

Essential Functions: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Daily inspections of property to ensure property is being kept up and resident adherence to community policies
  • Demonstrate and lease apartments to prospective residents
  • Process lease applications, renewals, and terminations by LIHTC regulations and company policies.
  • Develop and implement tenant retention strategies to enhance satisfaction and reduce turnover.
  • Implement and enforce company policies and procedures per legal and regulatory requirements.
  • Prepare and manage property budgets, including tracking expenses and revenue.
  • Supervise and coordinate with property staff and contractors.
  • Provide training and support to property staff to ensure efficient operation and adherence to company policies.
  • Foster a positive and productive work environment.
