Job description

Position Overview

ES3 Minerals is seeking a detail-oriented In-House Landman to support the acquisition, title review, curative, and management of mineral and royalty interests. This role is responsible for ensuring that acquired interests are properly documented, marketable, conveyed, and maintained within the companyโ€™s portfolio. The Landman will play a key role in coordinating title review, preparing conveyance documents, managing curative efforts, verifying ownership, and maintaining accurate records related to company-owned mineral interests.

Key Responsibilities

Title & Due Diligence

- Run title to patent or sufficient depth to verify ownership.
- Review deeds, probates, trust documents, and other title instruments.
- Compare title findings against check stubs, tax rolls, and seller documentation.
- Identify title issues and coordinate curative requirements.
- Keep management informed of title status and curative progress needed to make interests marketable.

Conveyancing & Closing

- Prepare conveyance documents into company entities based on purchase agreements.
- Review contracts for special provisions or non-standard terms prior to preparing conveyances.
- Coordinate with sellers to execute and return conveyance documents within contract timelines.
- Ensure all required documents are received (conveyances, check stubs, probate documents, trust documents, etc.).

Deal Support & Marketing Preparation

- Maintain deal status updates in internal tracking systems.
- Assist in preparing deals to be marketed by ensuring title is sufficiently complete and curative items are identified.
- After marketing, assist with questions related to title and ownership and continue curative as needed.

Portfolio & Asset Management

- Track recorded conveyances and ensure documents are properly filed.
- Add retained interests to the company portfolio and map tracts as needed.
- Maintain well and ownership information for company-owned interests.

Division Orders & Revenue

- Review division orders for accuracy before execution.
- Confirm ownership matches company records and title.
- Work with operator division order departments to resolve ownership discrepancies and ensure interests are placed into pay status.

Taxes & Ownership Verification

- Review annual tax statements to confirm the company is being taxed on the correct ownership.
- Verify ownership and interest amounts for all taxed properties.

Required Qualifications

- Bachelorโ€™s degree required.
- Experience in oil and gas title, mineral acquisitions, or land work preferred.
- Strong understanding of oil and gas title, conveyancing, and curative.
- Ability to read and interpret legal documents, deeds, and probate records.
- Highly organized with strong attention to detail.
- Ability to manage multiple deals and deadlines simultaneously.
- Strong communication skills when working with sellers, operators, and internal teams.
