Job description

As a Land Acquisition Manager, you will work with our industry-leading home building team to identify, assess, and secure prime land purchase locations for our communities. Our Land Acquisition Managers work autonomously to negotiate land acquisitions, perform sophisticated land use and financial analysis, and negotiate purchase agreements. They also participate in due diligence, including concept land planning, environmental, utility system, and title analysis. Those who are deal-oriented and understand the dynamics and challenges of the local land market in the current real estate climate will be challenged and feel rewarded in this role. Your ability to demonstrate an understanding of strategies to take advantage of current trends and adjust acquisition efforts accordingly will make you successful!
Primary Responsibilities
  • Work alongside marketing and production team members to complete land feasibility studies
  • Negotiate directly with land owners to secure prime sites at the best price
  • Provide accurate timing for the proposed development analysis
  • Work with the development team to ensure efficient use of land and cost-effective completion of a finished lot
  • Understand and oversee site development, including local zoning, planning, and pricing
  • Work with marketing team members to monitor competitive local home building and prices
  • Arrange lot development
  • Represent NVR in the local community

Qualifications
  • 2-4 years of successful land acquisition experience, including demonstrated experience navigating the land entitlement process.
  • Bachelors degree
  • Real Estate finance experience
  • Skilled in land deal structuring and contract negotiation
  • Proven ability to cultivate strong relationships with key stakeholders to support acquisition and entitlement efforts
  • Hands-on experience securing zoning approvals
  • Working knowledge of municipal approval workflows
  • Background in land planning, zoning, law, and real estate
  • Homebuilding industry experience, a plus
