As the Land Development Manager, you will be responsible for successfully managing all aspects of land development for multiple single-family residential subdivisions to deliver finished lots ready for new home construction.
You will report to the Director of Land Acquisition & Development and work in cooperation with internal teams in Land, Construction, and Sales.

What Will You Be Doing?
โ€ข Successfully manages project scope, schedule, and budget.
โ€ข Oversee the work of site contractors to deliver finished lots ready for new home construction.
โ€ข Oversee the work of third-party developers ensuring that our Criteria for Developed Lots is followed.
โ€ข Manages job sites to ensure compliance with local, state, and federal government regulations.
โ€ข Consults with external engineers on subdivision design details for new residential subdivisions.
โ€ข Performs regular civil plan reviews and field inspections for compliance with construction specifications and expectations for grading, drainage, and other site development details.
โ€ข Maintains working knowledge of municipal land use codes and ordinances applicable to residential subdivision development.
โ€ข Reviews bids from site contractors and makes recommendations for contract award.
โ€ข Form and maintain positive working relationships with co-workers, contractors, government officials, inspectors, and utility personnel.
โ€ข Serves as a resource and subject matter expert to internal stakeholders on land development issues.
โ€ข Responsible for controlling the budget, which includes but not limited to creating, tracking, and approving payments.
What Will You Bring?
โ€ข College degree in engineering, urban planning, landscape architecture, construction management, business management, or related field of study;
โ€ข Professional certification (PMP, PE, PLS, RLA, AICP) is desirable;
โ€ข Must possess a valid driver's license and ability to travel daily to jobsites throughout the Cincinnati & Dayton area.
โ€ข Project or program management experience in the construction or land development industries;
โ€ข Working knowledge in use of standard computer software applications such as Microsoft Office, Word, Excel, Smartsheet, etc.
โ€ข Ability to comprehend and interpret variety of engineering and construction principles, techniques, procedures, criteria, plans and specifications and related data;
โ€ข Ability to exercise independent judgment to anticipate and solve problems, determine project objectives and requirements, organize and prioritize tasks and activities to achieve project and program objectives;
โ€ข Ability to determine accuracy and relevance of information, and use sound judgment to generate and evaluate alternatives and make recommendations and,
โ€ข Ability to formulate and lead internal and external multi-disciplinary teams, and work in cooperation with peers, supervisors, and subordinates to achieve project and program objectives.
Difficulty of Work:
Work performed varies from routine to high degree of difficulty. Work requires knowledge of engineering and construction, contract documentation, program organization and administration,
design, estimating, and scheduling of work. You will perform the work within established guidelines and exercise good judgment and decision-making regarding projects and program-level work.
Responsibility:
You will be expected to effectively and efficiently manage multiple projects and priorities in multiple phases at any given time. The projects managed will vary in size, scope, schedule, and cost. In addition, you will monitor and manage all projects and programs to maintain compliance with local, state, and federal laws and regulations.
Personal Work Relationships:
You will have daily interaction with supervisors, peers, and subordinate employees, consultants, contractors, elected officials, and the public. You must maintain a high degree of professionalism, respect, tact, and diplomacy at all times.
Physical Effort:
You must be able to navigate active construction sites and unimproved project locations as needed. Personal Protective Equipment (PPE) must be worn at all times while on active construction sites.
Working Conditions:
You will work approximately 80% in the field and 20% in the division office located in West Chester, Ohio. You may be required to travel within and throughout the Cincinnati and Dayton metropolitan areas, including periodically to/from Arbors Home's home office in Indianapolis. You may be exposed to hazardous conditions when conducting field work and may work varying hours as needed.
