Job description

Concern Housing is seeking a Senior Property Manager to oversee the management, maintenance, and operational setup of the agency’s Brooklyn & Bronx properties. This role is responsible for coordinating property operations, vendor services, inspections, capital projects, and compliance efforts to ensure all sites remain safe, functional, and inspection ready. This role will require traveling throughout property sites.

Days/Hours: Monday - Friday; 8am - 4pm

Responsibilities Include but are not limited to:

  • Oversee day to day operations and property management functions for Concern Housing’s NYC locations.
  • Coordinate site setups for new properties including utilities, office and residential furnishings, fitness and laundry equipment, janitorial and household supplies, copier and printer installation, VOIP phones, and related services.
  • Work collaboratively with IT staff, contractors, and vendors to establish site accounts and operational services.
  • Ensure buildings are prepared for inspections conducted by HUD, REAC, OMH, HHAP, and other funding or regulatory agencies.
  • Compile and maintain documentation required for audits, inspections, and compliance reviews.
  • Conduct regular site inspections to ensure properties remain compliant with applicable codes and agency standards.
  • Monitor vacant and make ready units to support timely apartment turnover and occupancy readiness.
  • Assess and coordinate building capital improvement needs including obtaining bids, developing scopes of work, and reviewing vendor proposals.
  • Manage service contracts for building operations and monitor vendor performance and compliance.
  • Process purchase orders, invoices, and coordinate vendor appointments and scheduled services.
  • Maintain records related to NYC violations, inspections, permits, registrations, and agency notices.
  • Coordinate compliance efforts related to NYC Local Laws and building regulations.
  • Review, document, and track maintenance work orders while responding to property related concerns from staff and external parties.
  • Coordinate property inspections, site appointments, and operational logistics as needed.
  • Assist with developing and implementing departmental procedures and operational policies.
  • Supervise NYC Property Managers and provide ongoing operational support and guidance.
  • Monitor utility setup and usage across assigned sites in collaboration with the Property Management team.
  • Remain current with all Agency required compliance documents and trainings.
  • Perform other related duties as assigned.

Requirements: Bachelor’s Degree preferred along with a minimum of 2 years of experience in Property Management. Must possess strong organizational, communication, and problem solving skills with the ability to manage multiple priorities and work collaboratively with vendors, contractors, and internal departments. Experience coordinating inspections, compliance documentation, maintenance operations, and vendor management strongly preferred. Supervisory experience preferred.
