HRI Management, LLC (HRIM) is the multi-family property management entity within HRI Properties. HRIM manages a diverse portfolio of fifty-three multi-family developments consisting of five thousand units that offer luxury, affordable, and mixed-income living opportunities and over two hundred thousand square feet of office/retail space in a five-state area for HRI Properties, HRI Communities, and third-party property owners.

POSITION SUMMARY

The Floating Property Manager will manage residential real estate. Responsibilities include monitoring operations and resident relations. Management skills will be used to train, motivate & empower team members to reach their goals and those of the property. This position requires 100% remote/travel flexibility.

ESSENTIAL FUNCTIONS

  • Ability to travel to in-state and out-of-town apartment complexes as a Property Manager, as needed
  • Schedule, supervise, and direct the daily activities of all on-site staff.
  • Prioritize, assign, and monitor daily activities, service requests, make-ready priorities, and construction projects.
  • Conduct training, coaching, and disciplinary action, as needed, per the standards of HRI.
  • Complete performance appraisals as scheduled.
  • Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among staff members.
  • Supervise the management of the inventory system with Maintenance Staff, equipment, supplies, and personnel.
  • Responsibility for fiscal budgetary compliance with approved operational budgets.
  • Complete budget preparation and annual property inspection.
  • Maintain a budget and review financial statements monthly.
  • Achieve budget goals regarding occupancy, expenses, NCF, etc.
  • Review monthly income and expense reports and report on any variance from the budget.
  • Assist Maintenance Staff in negotiating for supplies and services with vendors and contractors to achieve the best possible prices.
  • Ensure all invoices are processed & approved on a weekly basis per HRI standards.
  • Maintain daily, weekly, and monthly reports.
  • Control petty cash fund.
  • Compliance with management company personnel and operations policy and procedures, and compliance with company standards.
  • Stay abreast of current policies and guidelines, maintain the policy manual as changes are made, review and monitor policies with employees to ensure compliance.
  • Inspect property daily to ensure a quality presentation of the community.
  • Maintain resident relations, deal with complaints and problems relating to service and lease provisions.
  • Ensure timely submission of all reports per HRI’s standards.
  • Process and select new residents in accordance with HRI’s Qualifying Criteria.
  • Maintain records and resident files in an orderly and up-to-date manner.
  • Collect rent, maintain account records, and make bank deposits.
  • Ensure that late notices are completed in a timely manner and prepare legal action for eviction when necessary.
  • Complete proper move-in/move-out functions in Yardi as directed by HRI.
  • Provide effective marketing and communications, including advising management of pertinent issues as related to the community, market, or other relevant issues.
  • Assist in preparing an advertising and marketing plan.
  • Show and lease apartments only when the Leasing Agent and Assistant Manager are not available.
  • Assist staff with periodic market surveys.
  • Collaborate with staff & Regional Supervisor to assess changes in the rental market through analysis of customer traffic and rental records.
  • The Property Manager is responsible for ensuring that the property is in good condition by “walking” the property on a regular basis.
  • Ensure that all website advertising is accurate and up to date.
  • Plan, promote, and implement an effective Resident Retention program.
  • Communicate with residents through monthly newsletters, monthly community activities, regular resident recognition, follow-up on service requests, and continual promotion of resident services.
  • Organize and direct a Lease Renewal program by contacting residents at least 60 days in advance to schedule a lease renewal.
  • Perform effective annual apartment inspections of each unit.

POSITION REQUIREMENTS:

  • Must be able to work remotely/travel 100% to in-state and out-of-state properties, as needed
  • Two years of college or related business experience required
  • Two years of Assistant or Property Manager experience required
  • Experience in managing multifamily properties
  • Certification as a resident manager (ARM, CAM, etc.), plus
  • Ability to supervise staff
  • Bookkeeping experience
  • Ability to communicate effectively
  • Must be detail-oriented
  • Ability to work well under pressure
  • Ability to work with/without direct supervision
  • Ability to develop a team and be a team leader
  • Yardi experience preferred
