HRI Management, LLC (HRIM) is the multi-family property management entity within HRI Properties. HRIM manages a diverse portfolio of fifty-three multi-family developments consisting of five thousand units that offer luxury, affordable, and mixed-income living opportunities and over two hundred thousand square feet of office/retail space in a five-state area for HRI Properties, HRI Communities, and third-party property owners.

SUMMARY

The Area Maintenance Technician is responsible for the general condition in terms of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and rooms.

This position is eligible for a $500 sign-on bonus.

JOB RESPONSIBILITIES

  • Working with facility vendors: coordinating maintenance, repairs, and improvements
  • Define the scope of work, schedule, and oversee outside vendors/contractors
  • Physically respond to emergencies, i.e., fire, power outage, gas leak, water leak, or any other emergency
  • Oversee preventative maintenance procedures and schedules
  • Direct and plan special projects, such as construction and remodeling
  • Maintain physical condition of the property according to HRIM’s operating and safety standards
  • Report on unsafe conditions to the supervisor and recommend the correct action
  • Coordinate with vendors and contractors for specialized repairs and services
  • Diagnose and repair issues in areas such as HVAC, electrical, plumbing, carpentry, and appliances
  • Respond promptly to assigned tasks and complete work in a timely and professional manner
  • Demonstrates expertise in facilities operations and building systems
  • Ability to work independently and as part of a team
  • Perform other duties as assigned


QUALIFICATIONS

Required Skills/Abilities

  • At least 2 years of relevant experience
  • EPA Section 608 HVAC (Type I and II or Universal) or any other relevant licenses or certifications are required
  • Knowledge of applicable codes and regulations
  • Experience managing vendors, engineers, consultants, and contractors
  • Strong project management, budgeting, and reporting skills
  • Excellent written and verbal communication
  • Computer skills and knowledge of MS Office products, including Word, Excel, Outlook, and SharePoint
  • Strong mechanical inclination with knowledge of mechanical systems, plumbing, electrical, and HVAC systems
  • 24/7 emergency response availability, including the ability to travel to multiple property locations as needed

Physical Requirements:

  • Must be able to lift up to 50 pounds or greater at a time
  • Must be able to cover a variety of properties with stairs and conduct tours in various weather conditions
