Job description

Commercial Construction Project Manager

Position Summary

Blue Commercial Properties is seeking a Commercial Construction Project Manager to oversee redevelopment, renovation, tenant improvement, complex maintenance, and capital improvement projects across our commercial real estate portfolio.

This position will manage projects from planning through completion and serve as the primary point of contact between ownership, tenants, contractors, vendors, architects, and engineers. The ideal candidate is organized, proactive, communicates well, and can manage multiple projects while keeping them on schedule and within budget. 




Responsibilities

Project Management

  • Manage commercial construction projects from concept to finish.
  • Develop and maintain project schedules and budgets.
  • Coordinate contractors, vendors, architects, engineers, and consultants.
  • Lead project meetings and provide regular updates.
  • Track project progress and resolve issues quickly.
  • Ensure projects are completed on time, within budget, and to quality standards.

Financial Oversight

  • Obtain and review contractor bids.
  • Track project costs and approve invoices.
  • Manage change orders and budget adjustments.
  • Identify opportunities to reduce costs and improve efficiency.

Client & Tenant Communication

  • Serve as the primary contact for project-related communication.
  • Coordinate tenant improvement and occupied-space projects.
  • Provide regular updates to ownership and stakeholders.

Construction Oversight

  • Conduct site visits and monitor project progress.
  • Coordinate inspections, permits, and closeout documentation.
  • Ensure contractors maintain safety and quality standards.

Documentation & Reporting

  • Maintain project files, schedules, budgets, and reports.
  • Track contracts, insurance certificates, permits, and warranties.
  • Prepare project status reports for management.




Qualifications

Required

  • 3–5+ years of commercial construction project management experience.
  • Strong organizational and communication skills.
  • Ability to manage multiple projects simultaneously.
  • Experience reading construction drawings and specifications.
  • Proficiency with Microsoft Office/google suite and project management software.
  • Valid driver’s license.

Preferred

  • Experience with office, retail, industrial, or mixed-use properties.
  • Knowledge of Florida construction and permitting processes.
  • Degree in Construction Management, Engineering, Architecture, or related field.
