Summary

Our client is a San Diego-based custom home developer specializing in high-end residential properties. We are seeking an experienced Custom Home Project & Maintenance Manager to oversee ongoing projects, repairs, improvements, and maintenance needs across the companys custom residential properties.

This is a hands-on, highly client-facing position for someone with a strong background in custom home or high-end residential construction who understands the level of quality, attention to detail, and service expected in luxury residential environments.

The ideal candidate will be comfortable coordinating a wide variety of projects and maintenance needs, from landscaping and painting to repairs, property improvements, vendor coordination, and general home upkeep. Strong customer service and communication skills are essential, as this individual will work closely with homeowners, vendors, contractors, and internal team members to ensure every issue is handled professionally and efficiently.

Duties & Responsibilities

  • Oversee day-to-day maintenance, repairs, improvements, and projects across custom residential properties
  • Serve as a primary point of contact for homeowners and clients regarding property needs, maintenance requests, and ongoing projects
  • Coordinate and manage residential projects from initial request through completion
  • Evaluate property maintenance and repair needs and determine the appropriate course of action
  • Coordinate with subcontractors, vendors, trades, and service providers to complete work efficiently and to a high standard
  • Obtain and review estimates and proposals for maintenance, repairs, and improvement projects
  • Schedule and oversee vendors and subcontractors working at properties
  • Monitor work in progress to ensure quality, timelines, and expectations are being met
  • Coordinate projects such as:
    • Landscaping and exterior improvements
    • Interior and exterior painting
    • General repairs and home maintenance
    • Flooring and finish repairs
    • Plumbing, electrical, HVAC, and other residential service needs
    • Appliance repairs or replacements
    • General property improvements
  • Conduct regular property walkthroughs to identify maintenance issues, repairs, and areas requiring attention
  • Maintain strong relationships with homeowners, vendors, subcontractors, and service providers
  • Respond to client requests promptly and provide regular updates through completion
  • Troubleshoot issues and coordinate solutions while maintaining a high level of customer service
  • Help prioritize maintenance and improvement projects based on urgency, budget, and client expectations
  • Track project costs, estimates, invoices, and completed work
  • Maintain accurate records of maintenance activities, repairs, vendors, and project documentation
  • Ensure properties are maintained to a high standard and that completed work meets quality expectations
  • Coordinate multiple projects and maintenance requests simultaneously
  • Identify potential issues before they become larger or more costly problems
  • Assist with planning and coordinating future property improvements and upgrades
  • Ensure all work is completed safely, professionally, and in accordance with applicable requirements

Qualifications & Requirements

  • 5+ years of experience in custom home, luxury residential, or high-end residential construction
  • Strong understanding of residential construction, finishes, trades, repairs, and home maintenance
  • Experience coordinating residential subcontractors, vendors, and service providers
  • Experience overseeing multiple projects, repairs, or maintenance needs simultaneously
  • Strong knowledge of residential construction methods and building systems
  • Ability to identify construction, maintenance, and repair issues and determine appropriate solutions
  • Strong project coordination and organizational skills
  • Excellent customer service and communication skills
  • Professional and polished communication style with the ability to work directly with homeowners and high-end clients
  • Strong attention to detail and a commitment to quality
  • Ability to manage vendors and subcontractors while holding them accountable for quality and timelines
  • Ability to work independently, prioritize competing requests, and take ownership of projects from start to finish
  • Strong problem-solving and troubleshooting abilities
  • Proficiency with Microsoft Office and/or relevant project management software
  • Valid driver's license and reliable transportation
  • Ability and willingness to be hands-on and regularly visit residential properties throughout the San Diego area
