Home Based Custom Home Designer information

What is a home based custom home designer?

A Home Based Custom Home Designer is a professional who creates personalized house plans and designs while working remotely, often from their own home office. They consult with clients to understand their needs, preferences, and budgets, then develop detailed blueprints and 3D renderings tailored to the client's specifications. These designers use specialized software to produce floor plans, elevations, and sometimes even manage virtual meetings throughout the design process. By operating from home, they offer flexibility and may reduce overhead costs, making custom design services more accessible.

What are the key skills and qualifications needed to thrive as a home based custom home designer?

To thrive as a Home Based Custom Home Designer, you need a strong background in architectural design, spatial planning, and a relevant degree or certification in architecture or interior design. Proficiency in CAD software, 3D modeling tools like SketchUp or Revit, and knowledge of building codes are essential. Excellent communication, creativity, and time management skills help you understand client needs and deliver tailored solutions remotely. These competencies ensure you can produce high-quality, compliant designs while building strong client relationships from a home office.

What are some common challenges faced by home based custom home designers, and how can they be addressed?

Home-based custom home designers often face challenges such as managing communication with clients remotely, ensuring collaboration with contractors and vendors, and staying organized without an in-person team. Effective use of digital collaboration tools, establishing regular virtual meetings, and maintaining detailed project documentation can help overcome these obstacles. Additionally, setting clear boundaries and a dedicated workspace at home supports productivity and work-life balance.

Understanding these differences helps clients choose the right professional for their project needs.

How much does a home based custom home designer make?

A home-based custom home designer typically earns between $50,000 and $80,000 annually, depending on experience, location, and project complexity. Many work freelance or independently, which can affect income variability, and proficiency with design software like AutoCAD or Revit is often required.

Full-time

Job description

Creative Custom Homes is seeking a motivated, relationship-driven sales professional with strong project management and team leadership experience to grow our custom home sales business through both community-based opportunities and On Your Lot (OYL) sales. The ideal candidate does not need prior new-home sales experience but should have a proven ability to build relationships, manage a consultative sales process, coordinate multiple moving parts, and lead customers and internal teams toward a successful outcome. This individual will serve as a trusted representative of Creative Custom Homes, helping prospective buyers understand the custom homebuilding process, identify their needs and priorities, explore floor plans, homesites, and design possibilities, and confidently move from initial conversation through purchase agreement and closing. Experience managing projects, leading teams, coordinating contractors or vendors, or working in a complex sales environment is highly valuable. We are looking for someone who is organized, proactive, personable, and comfortable owning the customer relationship while managing timelines, expectations, and details. The right candidate will have the sales ability to create excitement and earn trust, the leadership skills to coordinate people and projects, and the initiative to develop both community and On Your Lot opportunities-with the potential to grow into a key sales leader for Creative Custom Homes.
Duties and Responsibilities
โ€ข Welcome and engage prospective buyers visiting the community, model home, open houses, and scheduled appointments.
โ€ข Qualify prospects by understanding lifestyle needs, desired home features, budget, timing, financing status, and community or on your lot preferences.
โ€ข Present Creative Custom Homes' value proposition, craftsmanship, design flexibility, customer experience, community and on your lot advantages in a compelling and professional manner.
โ€ข Tour buyers through available open build land, model home(s), available homesites, inventory homes, and community amenities while clearly explaining floor plans, design options, construction features, and lot considerations.
โ€ข Maintain strong knowledge of assigned community pricing, homesite availability, included features, upgrades, incentives, timelines, HOA details, and competitive market activity.
โ€ข Maintain a strong knowledge of building on customer owned land.
โ€ข Guide buyers through the initial sales process, including reservation, purchase agreement preparation, deposit collection, financing requirements, and next-step expectations.
โ€ข Proactively follow up with leads, past visitors, agents, and referral sources to drive traffic, convert prospects, and meet or exceed community and on your lot sales.
โ€ข Use the company CRM consistently to document leads, update buyer status, schedule follow-up activities, and maintain accurate sales pipeline reporting.
โ€ข Coordinate with internal teams including sales leadership, design, estimating, construction, purchasing, marketing, and closing teams to support a smooth buyer experience.
โ€ข Partner with marketing and sales leadership to plan, promote, and host community events, broker previews, open houses, and buyer engagement opportunities.
โ€ข Keep the model home and sales office clean, organized, welcoming, stocked with current materials, and reflective of the Creative Custom Homes brand.
โ€ข Communicate clearly, promptly, and professionally with buyers, agents, lenders, title partners, and internal stakeholders.
Requirements
Education and Experience
โ€ข Minimum of 1-2 years of sales experience required; new home sales, real estate, design, construction project management, or construction-related sales experience preferred.
โ€ข Active real estate license in the applicable state required, or ability to obtain within the timeframe established by the company.
โ€ข Bachelor's degree preferred, or equivalent combination of education and relevant experience.
โ€ข Experience using CRM tools, Microsoft Outlook, Word, Excel, Bluebeam, and other sales or reporting systems preferred.
โ€ข Ability to work weekends, model home hours, community events, and occasional evenings as needed.
Key Competencies
โ€ข Customer-focused, relationship-driven approach to sales.
โ€ข Strong communication, presentation, listening, and follow-up skills.
โ€ข Ability to create urgency, ask effective closing questions, and guide buyers toward confident decisions.
โ€ข Organized and detail-oriented with the ability to manage multiple prospects, agreements, deadlines, and buyer expectations.
โ€ข Professional presence and commitment to representing Creative Custom Homes with integrity and enthusiasm.
Work Environment and Schedule
This role will be primarily based out of the Creative Custom Homes corporate office, with time spent at an assigned model home when available. The New Home Sales Specialist will maintain a professional and welcoming presence at both locations, meet with prospective buyers by appointment, host customer meetings and events, and serve as a key point of contact throughout the sales process. Regular weekend availability may be required when the model home is open, along with local travel as needed to tour homesites, meet with customers, visit projects, and stay informed on market activity and competing communities.
