Job description

We’re Hiring: Senior HOA Accountant

Position Summary

Altura Community Management is seeking an experienced Senior HOA Accountant to support the financial operations of premier community associations in Southern Nevada.

The Senior HOA Accountant works closely with the Executive Director to ensure accurate financial reporting, assessment administration, budgeting support, and compliance with Nevada HOA regulations. This role is responsible for the day-to-day accounting functions of the associations under management while assisting leadership with financial planning, reporting, and internal controls.

The ideal candidate is detail-oriented, organized, and experienced in multi-entity accounting environments such as community associations, property management, or similar industries.

Financial Administration

  • Maintain the general ledger and financial records for multiple homeowner associations
  • Manage day-to-day accounting functions including accounts payable and accounts receivable
  • Reconcile association bank accounts and maintain accurate financial documentation
  • Ensure proper segregation and handling of association funds
  • Assist with banking management activities.

Assessment Billing & Collections

  • Administer homeowner assessment billing and collection processes
  • Monitor delinquent accounts and coordinate lien and collection processes with legal counsel when necessary.
  • Maintain accurate records of assessments, late fees, fines, and other charges.

Financial Reporting

  • Prepare monthly financial statements including:
    • Balance sheets
    • Income statements
    • Budget-to-actual variance reports
    • Bank reconciliations
  • Provide financial reports to management and community boards
  • Assist in preparation of financial reports presented to community boards

Budget Support

  • Assist the Executive Director with preparation of annual operating and reserve budgets
  • Compile financial data, projections, and expense analysis for leadership review
  • Support budget discussions and financial inquiries
  • Analyze operating expenses, maintenance costs, and reserve funding requirements

Vendor Payments & Financial Controls

  • Review and process vendor invoices and payment requests
  • Ensure expenditures align with approved budgets and internal controls
  • Assist the Executive Director in maintaining sound financial procedures
  • Support implementation and monitoring of financial best practices

Audit & Compliance

  • Assist with coordination of annual audits and financial reviews
  • Maintain accounting records consistent with HOA regulatory requirements
  • Support compliance with Nevada Revised Statutes (NRS 116) and applicable governing documents
  • Provide documentation and support for CPA reviews and audits

Financial Systems & Controls

  • Maintain accounting software and financial reporting systems
  • Support accounting system implementations, conversions, and process improvements
  • Identify opportunities to improve accounting processes and operational efficiency
  • Assist with development and documentation of accounting procedures as the organization grow

Qualifications 

Required

  • Bachelor’s degree in Accounting, Finance, or related field, or equivalent combination of education and experience (min 5 years)
  • Strong understanding of financial reporting and GAAP principles
  • Advanced proficiency with Microsoft Excel
  • Experience managing multiple accounts, entities, or clients simultaneously
  • Strong reconciliation, analytical, and problem-solving skills
  • Excellent organizational and time-management abilities
  • Ability to manage competing priorities while meeting deadlines

Preferred

  • HOA or property management accounting experience
  • Experience with HOA accounting platforms (Jenark/MRI, Vantaca, etc.)
  • Knowledge of Nevada HOA regulations (NRS 116)
  • Experience supporting board-level reporting
