Job description

The Assistant Maintenance Director at Pointe at Northern Woods in Columbus supports the Maintenance Director in overseeing daily maintenance and service operations at the property level. This role assists with preventative maintenance execution, work order management, compliance with life-safety standards, and supervision of maintenance staff. The Assistant Maintenance Director plays a key role in ensuring service quality, operational efficiency, and resident satisfaction while maintaining the property’s physical assets.

Essential Duties and Responsibilities:

Maintenance and Service Operations

  • Assist in overseeing daily maintenance operations for residential units, common areas, and building systems
  • Respond to and help coordinate service requests, unit turns, and emergency repairs
  • Perform hands-on maintenance tasks including HVAC, plumbing, electrical, and general repairs as needed
  • Help ensure accurate scheduling, documentation and timely close-out of service requests, unit turns and inspections

Preventative Maintenance

  • Support planning and execution of preventative maintenance (PM) programs in accordance with company policy
  • Assist with scheduling PM services and preparing units for inspection
  • Ensure PM inspections are completed and documented in the designated maintenance management system
  • Identify maintenance issues during PMs and report findings to the Service Director

Compliance and Risk Management

  • Assist in maintaining compliance with life-safety standards, building codes, and company policies
  • Verify that smoke detectors, CO detectors, fire stops, and other safety devices are installed and operational
  • Identify and report mold-related growth (AMG), leaks, and other high-risk conditions immediately
  • Follow and enforce safety protocols and proper use of personal protective equipment (PPE)

Team Support and Supervision

  • Support supervision and training of maintenance technicians and service staff
  • Provide guidance and technical assistance to team members
  • Step into leadership role in the absence of the Service Director
  • Promote teamwork, accountability, and professional conduct

Vendor and Inventory Support

  • Assist in coordinating vendor services and monitoring quality of work
  • Help manage inventory levels and organization of maintenance supplies
  • Ensure materials and tools are properly stored and maintained

Resident and Stakeholder Interaction

  • Communicate with residents regarding maintenance scheduling and service completion
  • Support resident satisfaction through timely, professional service delivery
  • Coordinate with property management and service leadership as needed

Qualifications:

Education and Experience

  • High school diploma or equivalent (technical certification preferred)
  • 3+ years of maintenance or facilities experience, preferably in multifamily or property management
  • Working knowledge of HVAC, plumbing, electrical, and life-safety systems

Certifications

  • EPA Universal Certification required
  • CPO (Certified Pool Operator) Preferred
  • CAMT (Preferred)

Skills & Competencies

  • Ability to clearly document work and use maintenance management software
  • Understanding of Microsoft Office
  • Experience using mobile maintenance or inspection applications
  • Strong communication, and coaching skills.
  • Valid driver’s license and reliable transportation

Physical Requirements

  • Ability to lift up to 50 pounds
  • Ability to climb ladders, access mechanical spaces, and work in varying weather conditions
  • Ability to respond to after-hours emergencies as required
