Job description

Pay Range: $18-21/hr Immediate opening for FT Grounds Maintenance to maintain exterior landscape at multifamily complex. Compensation based on experience.

The primary responsibilities of the Groundskeeper/Maintenance Technician involve the upkeep of the property to enhance and maintain its curb appeal. Assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.

Tasks/Duties

Preventive Maintenance/Safety:
  • Maintains awareness of proper safety precautions at all times.
  • Must be aware of all utility meter cutoffs, apartment and fixture cutoffs, sewer cleanouts.
  • Constantly observes condition of property throughout the community and immediately reports and/or initiates action to correct unsafe conditions and rule violations, etc.
  • General:
  • Physically tours the property on a frequent basis and removes litter & debris. It is especially critical that the following areas remain neat and free of litter at all times.
  • Dumpster areas.
  • Recreation areas.
  • Grounds adjacent to the road, in front of the office.
  • Walkways to and from, and inbetween buildings.
  • Parking lots and drives.
  • Performs “trashout” duties at vacated units as needed. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster or storage area, whichever is applicable.
  • Transfers trash and other items left outside of dumpster into dumpster. Picksup and sweeps area. Keeps dumpster doors closed on windy days.
  • Details property on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
  • Assists with various physical tasks as directed; i.e. tearing down fences, repairing fences, back fill soil around foundations, seeding or straw mat as directed, digging postholes, etc.
  • Helps clean and maintain storage areas.
  • Distributes resident communications to residents; i.e. upcoming events, pest control notices, newsletter, etc.
  • Performs work area clean up and safety related duties.
  • Assists in keeping grounds neat and free of litter; i.e. rakes, sweeps, shovels as circumstances warrant.
  • Performs any additional duties assigned by the Property Manager and/or Maintenance Supervisor.
