Purpose of Position
The purpose of this position is to direct and manage all aspects of real estate construction activities for the NetJets Global real estate portfolio including all Construction team members. This position is responsible for both strategic leadership and tactical execution within the defined role and skillset. This position will report to the Director of Real Estate. This position will have direct reports.
Tasks and Responsibilities
  • Oversee and manage all construction projects worldwide, ensuring adherence to budget, timeline, and quality standards.
  • Develop and implement strategies, policies, tools, and standards as a "best in class" global construction project management organization.
  • Review potential real estate opportunities and provide the appropriate level of cost estimation based on NetJets' risk policy and profile.
  • Act as a key stakeholder in the design process to develop project scope, evaluate constructability, feasibility, identify value engineering opportunities and perform budget validation through overall design process.
  • Provide guidance and support to regional construction teams, fostering collaboration and knowledge sharing
  • Manage general contractor selection, bid/award process and general contractor onboarding in conjunction with Procurement team
  • Manage contractors' work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents
  • Manage end to end construction process with internal team members and 3rd party general contractor inclusive of permitting, budget management, schedule management, QA/QC, safety, FFE installations and closeout.
  • Provide executive level project reporting
  • Analyze and implement appropriate contract methods for scope of work, inclusive of various AIA documents and other contract methodologies
  • Develop general contracting teams and operate in accordance with 20/20 Flight Plan goals
  • Review and quantify general contractor performance for use in future vendor engagements
  • Act as general contractor for low complexity jobs (self-perform) as determined in connection with Director
  • Evaluate and mitigate risks associated with construction projects, including safety, regulatory compliance, and environmental impact
  • Manage selection of preferred vendors to complete various project scopes
  • Complete construction project management lifecycle consistent with scope and scale of work
  • Collaborate with other departments such as finance, legal, and procurement to ensure seamless project execution and compliance with internal policies and external regulations
  • Drive innovation and continuous improvement initiatives within the construction department, optimizing processes and technologies
  • Vendor Partners - Develop relationships with regional and national general contractors
  • Identify shortlist of main general contractor partners and maintain positive working relationship with those teams and identify key markets where specific GC's can operate most efficiently
