Part-time Leasing Agent
Leasing Consultant
Pratum Companies is looking for Leasing Consultant in our Gainesville VA, Property. This is an affordable housing and Tax Credit property which requires all tenants to meet certain income requirements. The ideal candidate will have understanding of PB section 8 affordable housing, fair housing regulations and Low income housing Tax Credit (LIHTC) experience.
Essential Duties and Responsibilities:
  • Handling all aspects of leasing apartments, including greeting prospective residents, following up with prospects, touring the community, processing applications, preparing leases and closing the sale
  • Processing HUD and Tax Credit re-certifications
  • Provide superior customer service
  • Update unit availability/waitlist
  • Understanding the community and its amenities, rents, and specials - as well as those of the community's competitors
  • Conduct off-site marketing and assist in preparing marketing surveys
  • Screen all incoming residents by objective qualification standards
  • Achieve an acceptable leasing closing ratio
  • Maintain activity reports by recording traffic daily
  • Assist with resident programs and retention
  • Assist with coordination of and participate in resident functions
  • Perform all other duties assigned by the Assistant Manager/Community Manager

Job Requirements:
  • Prior leasing at an affordable and Tax Credit property, to include working knowledge of certification and recertification processes.
  • Excellent and premiere customer service and sales experience
  • Excellent verbal and written communication skills
  • Attention to detail and ability to work independently on assignments
  • Proficient in Word, Outlook, One-Site Property Management Software and Internet
  • Ability to work in a fast-paced environment
  • Basic Math skills

This role is non-exempt and has an anticipated annual pay range of $21-$24 an hour for a new employee depending on a number of relevant factors including individuals' experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company's website.
