Job description

Job Description:

PURPOSE

As a Senior Analyst in the Affordable Housing Acquisition Group , you support the execution of the Company's Acquisition initiatives by a) performing financial analysis and underwriting of acquisition opportunities, b) leading and coordinating project due diligence, c) working with the acquisition and development team to facilitate, manage, and execute on deal milestones and effectively communicating throughout the acquisition and closing process to the seller, internal team members, legal, vendors, HUD and state agencies.

As Senior Analyst, you will support all aspects of the acquisition cycle from site identification, bidding, underwriting, contract negotiation, third party inspections, due diligence, closing and changeover to construction, asset management and operations housing teams. You will demonstrate ownership of their work, take initiative, be a very effective communicator/listener, have excellent organizational skills, and be capable of accurate and prudent financial underwriting with the ability to manage key relationships to ensure growth plans are achieved.

You should demonstrate an understanding and passion for the mission of affordable senior housing and be open to career growth over time into more senior-level development positions

ESSENTIAL FUNCTIONS

  • Support the Director of Acquisitions and Senior Project Leader with the acquisition of multifamily senior housing projects; anticipated per annum acquisition unit count for the acquisition team will be between 700 and 1,500 units per year.

  • Identify, investigate, underwrite and model potential acquisition opportunities to determine maximum offer price and financial viability.

  • Provide support in developing presentations, pitch books, and other materials relevant to making proposals to potential sellers.

  • Coordinate, review, analyze, and summarize project due diligence, including but not limited to, compliance, market studies, appraisals, environmental reports and capital needs assessments. Make recommendations to senior acquisition team regarding key findings that may affect the operations, finances, and future investment options of the proposed deal.

  • Communicate professionally and direct the flow of real estate transactions by coordinating with sellers, third-party vendors, title companies, outside legal counsel, HUD and other agencies, and property management teams.

  • Assist with various HUD, LIHTC, HOME, and FHLB applications and submittals.

  • Work alongside the Senior Project Leader and Director of Acquisitions to successfully transition all property assets to National Church Residences Construction, Housing and Asset Management teams.

  • Manage project timelines and checklists and ensure compliance with applicable deadlines.

  • Adopt, facilitate and manage deal flow management in Smartsheets & M-Files

  • Support Senior Project Leader and Director of Acquisitions with Board reporting, Investment Corporation reporting, Internal Investment Committee reporting, industry specific presentations and other duties as assigned.

  • Travel may includesite visits to review potential acquisitions, as required.

  • Assist Senior Affordable Housing Acquisitions Team and provide support and other duties as assigned

  • Attend and participate in regularly scheduled team meetingsand conferences, as required.

EXPECTATIONS

  • As a key member of the Development department, the Senior Analyst has a unique opportunity to play a frontline role within a growing and dynamic Acquisition Team.

  • Demonstrate and maintain a collaborative, professional manner, manage time efficiently and effectively, provide leadership as a role model to promote a team approach, participate in policy creation and appropriate problem-solving methods.

  • Ability to manage expectations, inform stakeholders, and excel under tight deadlines.

  • Strong desire to learn new and evolving information and deal parameters.

  • Work standard Eastern Office Hours - 8:00 am to 5:00 pm, with late meetings as required.

Education: Bachelor's degree required; business, finance, accounting, real estate preferred

Experience: A minimum of 2 years' experience in affordable housing syndication, origination, deal flow or underwriting.

Abilities:

  • Understanding of affordable housing fundamentals and market dynamics.

  • Ability to demonstrate ownership of projects and work with a high degree of autonomy.

  • Highly effective communication, presentation and listening skill set. Excellent written and verbal communication skills.

  • Sound analytical skills and proficiency in Microsoft Excel and PowerPoint required.

  • Must have the ability to understand data and carry out verbal and written instructions.

  • Collaborative skills, working with diverse internal and external entities to accomplish project goals.

  • Demonstrated ability for multi-tasking and meeting simultaneous deadlines.

  • Ability to travel and attend evening meetings on a limited basis.

Licensure: Valid driver's license and able to meet National Church Residences' motor vehicle policy.
