Job description

Mid-Atlantic Builders is looking for a creative marketer who thrives at the intersection of storytelling, strategy, and results. As our Marketing Manager, you'll bring fresh ideas that differentiate our brand, create memorable customer experiences, and inspire prospective buyers to engage with our communities. At the same time, you'll use data, market insights, and performance metrics to ensure every marketing effort is grounded in strategy and delivers impact. This position reports directly to the VP of Sales & Marketing and leads a team of three marketing professionals.

The Marketing Manager will develop and execute innovative marketing plans that strengthen brand awareness, generate qualified traffic, and support sales growth. From shaping brand strategy and overseeing campaigns to analyzing market trends and optimizing performance, you'll play a key role in how Mid-Atlantic Builders is perceived and experienced across all customer touchpoints. You'll also oversee consumer segmentation, budget planning, event strategy, and collaboration across departments to achieve business objectives.

 This is a fully onsite role based in Rockville, Maryland, and includes local travel throughout Mid-Atlantic Builders' market area.

Primary Responsibilities
  • Partner with the VP of Sales and Marketing to develop and execute brand standards and community-level marketing plans, budgets, tactics, and vendor strategies that reflect Mid-Atlantic Builders’ elevated, design-driven home collections. 
  • Create and oversee all marketing and branding activities, including collateral and sales tools, print and digital advertising, signage, website and landing page content, video/photo assets, email marketing, and social media campaigns. 
  • Coordinate and attend special events, grand openings, broker events, and on-site experiences to manage vendors, traffic flow, and brand presentation. 
  • Lead sales center and model home marketing: oversee fabrication, ordering, and programming for displays, digital screens, signage, and environmental branding. 
  • Conduct ongoing market, brand, and product research; monitor competitors, buyer trends, and internal performance to identify new segments and refine Mid-Atlantic Builders’ unique selling propositions. 
  • Ensure OSC and onsite sales teams clearly understand our buyer segmentation, marketing strategy, key messages, and competitive advantages so they can communicate a consistent story to prospects. 
  • Take a leadership role in the launch of new communities, products, and floor plans; ensure all sales tools, digital assets, and onsite materials are ready prior to opening, and that community appearance reflects our standards. 
  • Serve as the marketing liaison to operations and leadership teams to ensure campaigns, messaging, and deliverables align with divisional objectives and sales priorities. 
  • Track and report on sales traffic and lead sources; analyze performance and adjust campaigns to maximize qualified visitors to our community sales centers and online channels. 
  • Source, engage, and manage strategic partners and vendors (agencies, consultants, freelancers, and suppliers), including contract negotiation, budget oversight, and workflow management. 
  • Possess a desire to stay current with digital trends and new technologies to stay ahead of the curve.
  • Evaluate and recommend new technologies, tools, and customer experience enhancements that improve the homebuying journey from first contact through post-settlement. 
  • Enforce strict adherence to brand standards and guidelines across all internal and external partners to protect and grow the Mid-Atlantic Builders brand. 
  • Manage, coach, and develop the OSC, Homebuyer Journey Specialist, and Marketing Coordinator, building a collaborative, performance-focused marketing team.

Essential Qualifications

  • 5+ years of experience in marketing or advertising, preferably with a focus on consumer-facing brands. 
  • Proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook 365) and familiarity with Canva, Adobe Creative Suite (InDesign, Photoshop, Illustrator). 
  • Strong knowledge of social media platforms (Facebook, Instagram, LinkedIn, etc.) and digital marketing best practices.
  • Proficient with Google Ads, Google Analytics, Google Tag Manager, and Google Sheets
  • Experience with SEO and best practices

Preferred Qualifications

  • Bachelor’s degree in Marketing, Communications, Business, or related field 
  • Direct experience developing and managing strategic marketing plans, budgets, and external resources 
  • Experience in homebuilder or residential real estate marketing 
  • Passionate, results-oriented, and highly motivated; comfortable working in a fast-paced, sales-driven environment 
  • Authentic, integrity-driven team player with strong attention to detail 
  • Familiarity with CRM and project management platforms (e.g., HubSpot, Salesforce, or similar tools) 

Compensation & Benefits

  • $90,000 – $110,000 salary + performance bonus
