Skyline Mortgage is hiring a Loan Officer Assistant focused on pre-underwriting. This is a full-time, salaried, work-from-home role open to candidates anywhere in Florida. There is no selling, no prospecting, and no customer-facing work at all. You will not talk to borrowers, and you will not talk to real estate agents. Your job is the file.
You review the documents, calculate the income, read the credit, and pre-underwrite the loan before it ever reaches a real underwriter. You build the pre-approval our team stands behind, and you flag the problems early instead of letting them surface a week before closing.
You support both our Advisors and our producing loan officers, which makes you the person the entire front end depends on for a clean, accurate, defensible loan structure. When you get it right, the transaction closes without surprises. That is the whole job, and we treat it that way.
Underwriting experience matters most here. If you take quiet pride in catching the self-employed income calculation everyone else missed, this seat was built for you.
Responsibilities
• Review income, asset, credit, and property documentation for completeness and accuracy before a file moves forward
• Calculate qualifying income across W2, self-employed, rental, bonus, commission, and other variable income structures
• Pre-underwrite new files to agency and investor guidelines, and document how you arrived at your numbers
• Generate pre-approvals for our Advisors and producing loan officers, with every condition clearly listed
• Run and interpret automated underwriting findings, and identify the changes that turn a refer into an approve
• Flag guideline issues, credit problems, and documentation gaps early, with a recommended path to resolve each one
• Keep files organized and audit-ready as they move from pre-approval to under contract
Qualifications
• Hands-on mortgage underwriting or pre-underwriting experience; this is the most important qualification for the role
• Strong income calculation skills across W2, self-employed, rental, bonus, and commission income
• Working knowledge of conventional, FHA, VA, and USDA guidelines
• Comfortable running and reading automated underwriting findings and resolving conditions
• Exceptional attention to detail; you would rather ask one more question than let a bad number through
• Available nights and weekends when a file needs to move
• No MLO license required, and no customer-facing work, so licensing and sales experience are not factors
• Must live in Florida, with reliable high-speed internet and a quiet home workspace
