Job description

Position Summary
The Lease Analyst reviews and interprets commercial leases and related legal documents, abstracts key terms, and maintains lease and tenant billing information within the accounting system. This position partners with Property Management and Accounting to ensure tenants are billed accurately and in accordance with their lease terms.
The Lease Analyst also uses AI-assisted lease abstraction tools to improve efficiency while independently reviewing, validating, and correcting system-generated information. Additional responsibilities include tenant billing, cash application, audits, reporting, and special projects.
What You'll Do
Lease Administration and Abstraction
  • Review, interpret, and abstract commercial leases, amendments, renewals, assignments, and related documents for an assigned portfolio.
  • Use AI-assisted lease abstraction tools to identify key terms, validate results, and flag discrepancies or provisions requiring further review.
  • Enter and maintain accurate lease and tenant billing information in the accounting system.
  • Research lease-related questions and provide guidance to Property Management, Accounting, and other stakeholders.
  • Maintain organized electronic lease records and supporting documentation.

Billing, Reporting, and Cash Application
  • Calculate and process base rent, utility charges, percentage or flex rent, CPI increases, and other tenant charges.
  • Review billing data for accuracy and generate tenant invoices, rent statements, utility billings, and related reports.
  • Respond to tenant billing questions and collaborate with internal teams to resolve discrepancies.
  • Maintain Excel-based tracking schedules and provide documentation for audits.
  • Process, research, code, and post tenant payments received by check, EFT, or other approved methods.
  • Research unapplied or incorrectly applied payments and coordinate necessary corrections.

Additional Responsibilities
  • Collaborate with Property Management, Accounting, and other departments.
  • Assist with special projects and other related duties as assigned.

What You'll Bring
  • Ability to read, interpret, and summarize commercial lease language.
  • Strong attention to detail, analytical ability, and commitment to data accuracy.
  • Ability to identify inconsistencies across leases, abstracts, billing records, and accounting systems.
  • Ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Ability to work independently and collaborate across departments.
  • Advanced Microsoft Excel skills and proficiency with Microsoft 365 applications.
  • Comfort working with accounting, lease administration, document management, and AI-assisted technology platforms.
  • Sound judgment when reviewing AI-generated information and determining when further review is needed.

Preferred Experience
  • Three or more years of experience in commercial real estate, lease administration, property accounting, or a related field.
  • Experience abstracting commercial leases and using AI-assisted lease abstraction or lease review tools.
  • Experience with MRI or a comparable commercial real estate accounting system.
  • Tenant billing, accounts receivable, and cash application experience.
