Position Summary:

Reef is seeking a Vice President of Development (VP of Development) to oversee development operations for Cornerstone. The VP of Development is the senior execution leader on a specific project and serves as the primary deputy to the Project Director and Development Director. This person will work to drive day-to-day execution across all phases of the development lifecycle, including entitlement, design, procurement, and construction coordination.

Responsibilities:

Day-to-Day Project Execution Leadership

  • Lead day-to-day execution of development activities across all project phases within authority delegated by the Project Director and Development Director
  • Drive progress against approved scope, schedule, and milestone commitments.
  • Directly manage planners, consultants, designers, and other working-level counterparties.
  • Resolve cross-functional execution issues at the working level, escalating only matters that exceed delegated authority or require strategic decision-making.

Cross-Functional Coordination

  • Coordinate Planning & Design, Construction, and Development activities across all active phases of the project.
  • Work through the EVP of Planning & Design and EVP of Construction for functional execution while maintaining tight working-level alignment.
  • Serve as the primary point of contact for routine project coordination when the Development Director is focused on strategic, external, or PSG-facing responsibilities.

Business Plan Execution Support

  • Support the Project Director and other development leadership in delivering the PSG-approved development business plan.
  • Work closely with the Development Operations Manager to remain current on financial model performance, master schedule status, and cash flow projections.
  • Ensure that working-level execution decisions remain aligned with underwriting assumptions, approved scope, and delegated strategic direction.

Direct Project Management

  • Assume direct ownership of mission-critical development scopes when coordination demands allow.
  • Lead specific amenities, sub-projects, or early-stage development workstreams from feasibility through handoff to a Project Manager.
  • Ensure that all directly managed scopes are fully integrated into the Development Operations Manager's financial model and master schedule and governed with the same rigor as all other active workstreams.

Team Oversight & Escalation

  • Govern Development Managers on behalf of the Project Director/Development Director, consistent with the established delegation framework.
  • Identify execution bottlenecks, sequencing challenges, and resourcing gaps across the project.
  • Escalate material issues, risks, or deviations promptly, with clear framing and recommended paths forward.
  • Provide execution context, risks, and status updates to the Development Operations Manager to support PSG materials and decision-making.

Qualifications:

  • Bachelor's degree in Real Estate, Finance, Construction Management, Architecture, Engineering, Urban Planning, or a related field.
  • 8+ years of progressive experience in real estate development with responsibility across entitlement, design, procurement, and construction coordination.
  • Proven experience serving as a senior execution leader on complex development projects under delegated authority from an executive Development Director or sponsor.
  • Demonstrated ability to manage consultants, planners, designers, and Development Managers while coordinating effectively across Planning & Design, Construction, Finance, and Development functions.
  • Strong working knowledge of development underwriting, financial models, cash flow forecasting, and schedule integration.
  • High level of judgment and execution discipline, with the ability to resolve working-level issues independently and escalate appropriately when matters exceed delegated authority.
  • Experience delivering large-scale, mixeduse, hospitality, resort, or masterplanned developments and working within a vertically integrated development organization preferred.
