Location:

Asheville, North Carolina. This is a full-time, on-site position where you'll collaborate closely with project teams, clients, and trade partners throughout the preconstruction process.

Note:

Applicants must have 4+ years of commercial construction experience along with 3+ years of estimating and preconstruction experience. Candidates should have experience managing commercial project estimating and preconstruction activities. Experience with CMAR and Design-Build delivery methods is strongly preferred.

Job Description

  • Lead the complete preconstruction process for commercial construction projects.
  • Prepare conceptual budgets, detailed estimates, quantity takeoffs, GMP proposals, and value engineering recommendations.
  • Partner with Operations teams to ensure seamless project planning and successful project transitions.
  • Develop and manage preconstruction schedules, milestones, and client deliverables.
  • Collaborate with owners, architects, engineers, subcontractors, and suppliers throughout project development.
  • Evaluate subcontractor pricing and develop strategic bid packages.
  • Provide constructability reviews and identify opportunities to reduce cost and project risk.
  • Support business development efforts through proposals, presentations, interviews, and client relationship management.
  • Build strong long-term partnerships with clients and trade partners.
  • Help establish project execution strategies that position projects for successful field operations.

Qualifications

  • 4+ years of commercial construction experience.
  • 3+ years of estimating and preconstruction experience.
  • Experience leading commercial estimating and budgeting efforts.
  • Ability to read and interpret construction drawings and specifications.
  • Strong communication, organization, and relationship-building skills.
  • Financial and cost analysis experience.
  • Bachelor's degree in Construction Management, Engineering, or related field preferred.
  • CMAR and Design-Build experience preferred.
