Procurement Manager – NYC Residential ConstructionPosition Summary

Well-established New York City General Contractor specializing in ground-up and mid-rise residential construction. We are seeking an experienced Procurement Manager to oversee all purchasing and subcontractor procurement activities from preconstruction through project completion.

The ideal candidate has extensive experience in NYC residential construction, understands the complexities of local subcontractor and supplier markets, and has a proven ability to negotiate contracts, manage procurement schedules, control costs, and support multiple active projects.

This is a critical leadership role that directly impacts project profitability, scheduling, and successful execution.

Key Responsibilities
  • Lead procurement efforts for multiple ground-up residential construction projects throughout NYC.
  • Develop and execute comprehensive procurement strategies aligned with project schedules.
  • Solicit, evaluate, and level subcontractor and supplier bids.
  • Negotiate subcontract agreements, purchase orders, pricing, and delivery schedules.
  • Build and maintain strong relationships with NYC subcontractors, vendors, manufacturers, and suppliers.
  • Ensure procurement activities support project budgets and cost control objectives.
  • Coordinate closely with Estimating, Project Management, Superintendents, Accounting, and Executive Leadership.
  • Review construction drawings, specifications, scopes of work, and project requirements to ensure complete procurement packages.
  • Identify qualified subcontractors and suppliers for each trade package.
  • Manage procurement logs and buyout schedules to ensure materials and subcontractors are secured in advance of construction milestones.
  • Monitor long-lead items and proactively mitigate procurement risks.
  • Track material pricing trends and identify cost-saving opportunities.
  • Resolve procurement-related issues including substitutions, lead-time delays, and supply chain challenges.
  • Review vendor performance and maintain a preferred subcontractor database.
  • Ensure subcontractors maintain required insurance, licensing, safety documentation, and compliance with NYC regulations.
  • Participate in value engineering initiatives and identify cost-effective alternatives without compromising quality.
  • Assist with contract administration and change order pricing as needed.
  • Support continuous improvement of procurement procedures and systems.
Required Qualifications
  • Minimum 7–10 years of procurement or purchasing experience in commercial or residential construction.
  • Minimum 5 years of experience procuring work for NYC residential construction projects.
  • Demonstrated experience with:
    • Ground-up multifamily residential construction
    • Mid-rise residential buildings
    • Concrete and structural steel construction
    • Interior fit-out and finish procurement
  • Strong knowledge of NYC subcontractor and supplier market.
  • Extensive experience negotiating subcontract agreements and major material purchases.
  • Ability to read and interpret construction drawings, specifications, and scopes of work.
  • Strong understanding of construction sequencing and project scheduling.
  • Excellent analytical, negotiation, and organizational skills.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.
  • Proficiency in Microsoft Office Suite, Excel, and construction management software.
  • Experience with Procore, Sage, Viewpoint, Autodesk Construction Cloud, or similar platforms is highly preferred.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Business, or related field.
  • Existing network of NYC subcontractors and material suppliers.
  • Experience working with union and non-union subcontractors.
  • Knowledge of NYC Building Code and local construction practices.
  • Familiarity with procurement for projects ranging from $10M–$150M.
