Senior Housing Operator


Position Overview

The Senior Director of Investments & Development is a senior-level leader responsible for driving the organization's growth through strategic development, capital structuring, and investment execution within the senior housing sector. This role oversees the sourcing, underwriting, and delivery of new development projects, evaluates acquisition opportunities, and manages key relationships across the senior housing capital markets. The ideal candidate brings deep sector expertise, strong financial acumen, and a proven track record of executing complex real estate and capital transactions.


Essential Duties & Responsibilities

Development Leadership

  • Lead the full development lifecycle for new senior housing projects, including site selection, feasibility analysis, entitlement, design coordination, construction oversight, and project stabilization.2
  • Architectural design and experience is required.  You should be able to make recommendations for changes to blue prints.
  • Conduct market studies, demographic analyses, and competitive assessments to validate project viability.
  • Manage third-party consultants, architects, engineers, contractors, and other development partners.
  • Ensure projects align with operational needs, brand standards, and financial objectives.

Investments & Capital Structuring

  • Source, evaluate, and underwrite new development and investment opportunities across independent living, assisted living, memory care, and active adult housing.
  • Structure and negotiate capital stacks, including equity partnerships, debt financing, mezzanine structures, and joint ventures.
  • Build and maintain detailed financial models to assess returns, sensitivity scenarios, and risk profiles.
  • Prepare and present investment memoranda to executive leadership and capital partners.

Acquisitions (Preferred)

  • Identify and assess acquisition opportunities that align with the company's strategic growth plan.
  • Lead due diligence efforts, including financial review, operational assessment, property inspections, and risk evaluation.
  • Coordinate with legal, finance, and operations teams to ensure seamless transaction execution.

Capital Markets & Relationship Management

  • Maintain strong, active relationships with lenders, REITs, private equity firms, institutional investors, and other senior housing capital sources.
  • Serve as the primary point of contact for capital partners, representing the company's interests with professionalism and credibility.
  • Monitor capital market trends, financing conditions, and sector-specific investment activity to inform strategy.
  • Attend industry conferences, networking events, and investor meetings to expand the company's presence.

Strategic Planning & Leadership

  • Collaborate with executive leadership to define long-term growth strategies and market expansion priorities.
  • Provide guidance on portfolio optimization, asset repositioning, and capital allocation.
  • Mentor junior team members and contribute to building a high-performing investments and development team.
  • Support cross-functional initiatives with operations, finance, and asset management.

Qualifications & Experience

  • Bachelor's degree in Real Estate, Finance, Business, or related field preferred.
  • Minimum 10 years of experience in senior housing development, real estate investments, or capital markets.
  • Demonstrated success structuring complex capital deals for senior housing projects.
  • Strong, established relationships within the senior housing capital markets ecosystem.
  • Acquisition experience strongly preferred.
  • Advanced financial modeling and analytical skills.
