Job description

LIHTC Development Consultant Position Summary The LIHTC Development Consultant will provide specialized technical expertise related to Low-Income Housing Tax Credit transactions, tax-exempt bond financing, cost certifications, and tax credit compliance. Primary Responsibilities Provide guidance regarding LIHTC transaction structures. Assist with preparation and review of financial models.

Prepare and/or review 50% Test and 95/5 Test calculations. Support investor due diligence and equity closing requirements. Assist with calculation of eligible basis, qualified basis, and applicable fractions.

Support preparation of IRS Form 8609 documentation. Assist with preparation and review of cost certifications. Advise on compliance with IRS Section 42 requirements and tax credit regulations.

Provide technical consultation related to bond-financed and RAD transactions. Qualifications Demonstrated experience with LIHTC developments. Experience completing multiple LIHTC cost certifications.

Knowledge of IRS Section 42 requirements and tax-exempt bond financing. Experience working with housing authorities and affordable housing developments preferred.
