Job description

We are seeking a Development Associate who is excited to help shape the next generation of communities - places built with purpose, rooted in the land, and designed for decades of growth.
Position Summary
The Development Associate will support the planning, entitlement, and execution of large scale master planned communities and industrial development projects across our land portfolio. This junior role is ideal for someone who wants hands on exposure to the full lifecycle of land development, including due diligence, feasibility, planning, entitlements, infrastructure, sales, community programming, and long term visioning.
You'll work closely with senior development managers, planners, engineers, architects, marketing, and community partners to help bring multi-phase projects to life.
Key Responsibilities
Master Planned Community Planning & Coordination
  • Assist in coordinating the design and planning of multi phase communities, including residential villages, commercial nodes, parks, trails, and open space systems.
  • Support preparation of community master plans, land use plans, and phasing strategies.
  • Help manage consultant teams (planners, lawyers, marketing/branding, civil engineers, landscape architects, traffic engineers, environmental specialists).
Due Diligence & Site Analysis
  • Conduct research on zoning, comprehensive plans, growth patterns, and regulatory frameworks affecting large scale development.
  • Create financial models and budgets.
  • Assist in evaluating site constraints such as wetlands, topography, wildlife corridors, and infrastructure availability.
  • Compile due diligence findings into clear summaries for internal review.
Entitlements & Permitting
  • Support entitlement processes for large, multi phase projects, including PUDs, rezonings, annexations, and development agreements.
  • Prepare materials for public hearings, community workshops, and stakeholder meetings.
  • Track permitting timelines and coordinate submittals with consultants and local jurisdictions.
Infrastructure & Phasing Support
  • Assist in tracking infrastructure design, budgets and construction schedules, including roads, utilities, stormwater systems, and community amenities.
  • Help maintain phasing maps, project proformas, cost estimates, and infrastructure budgets.
  • Coordinate with engineering teams to ensure timely delivery of backbone infrastructure.
Financial & Market Analysis
  • Support financial modeling for multi phase development, including absorption assumptions, land valuation, and infrastructure cost allocation.
  • Research comparable projects, demographic trends, and buyer preferences. •
  • Assist in preparing investment memos and leadership presentations.
Community Visioning & Collaboration
  • Work with marketing and community teams to ensure project information aligns with the community's brand, story, and long term vision.
  • Participate in internal design charrettes, planning workshops, and cross functional strategy sessions.
  • Help maintain organized project files, meeting minutes, maps, and documentation for long term reference.

Qualifications
  • Bachelor's degree in Real Estate, Urban Planning, Engineering, Architecture, Business, or related field.
  • 0-3 years of experience in real estate development, real estate finance, land planning, engineering, or related fields.
  • Strong analytical skills and comfort working with spreadsheets, maps, and data.
  • Excellent communication and organizational skills.
  • Proficiency with Copilot, Microsoft Office (Excel, PowerPoint, Word).
Preferred
  • Familiarity with master planned communities, large scale land development, or community planning.
  • Experience with Microsoft Project, GIS, mapping tools, and reading engineering/land plans.
  • Exposure to financial modeling or real estate pro formas.
  • Interest in sustainability, conservation, and long term community design.

Compensation: This role is eligible for our annual merit-increase program, and we are targeting a salary range of $63,800-$95,600 based on your level of skills, qualifications and experience. You will also be eligible for our Annual Incentive Program, which offers a cash bonus targeting 5% of base pay. Potential plan funding may range from zero to two times that target.

Paid Time Off or Vacation: We provide eligible employees who are scheduled to work 25 hours or more per week with 3-weeks of paid vacation to use during your first year of employment. In addition, after being employed for six months, eligible employees begin to accrue vacation for future use. We also recognize eleven paid holidays per year, providing a total of 88 holiday hours and paid parental leave for all full-time employees.
